Overall
the worst

This is the worst apartment complex in all of Virginia Beach. Management does absolutely nothing. Useless. The pet fee is $450! Seriously? And have to pay an additional $25 a month. We were not aware of the jet noise until after we moved in. Unaware of the section 8 housing. And homeless shelter in front. There has been an issue with drug dealing. Breaking and entering of apartments. Even using ladders to break into top floor apartments. As I read further apparently you have to pay to have the power put back in their name after moving out. We have not moved out yet. The speed bumps throughout will probably cause damage to your vehicle. Severely outdated appliances, but no fear you get a washer and dryer. The dryer you have to run 4 times before anything gets dry and they won't fix it. So it's there to add heat in the summer and cause your power bill to rise.

Something needs to happen to this place! It's a nightmare

Please, save yourself some piece of mind and Don't move here! It is not a quiet place what so ever, the jets are right about you, night & day, the cops are always going by and the walls are paper thin, you can hear the neighbors whispering. They have changed management at least 2 times while we've lived here, and each time they get worse. Our locks on our mailbox have gotten changed, the office doesn't do anything about it and it takes about 2 months to get a new key made. The apartment is severely outdated, the bathtub & all but one window was broken when we moved in. We pay our rent on the first of every month, and sometimes the office puts it through right then and there and then sometimes they wait 5+ days to charge it (which is ridiculous)... The maintenance guy has always been good though.

Do not move here!!

The plumbing is awful. Toilets overflow with one piece of toilet paper and they blame the tenant. They left me with no working toilet for a week until I finally fixed it myself. I hear gunshots every weekend and the police are here at least once a week. Power bill is over $200/mo in the summer for a 1000 sq foot apartment. They have a new manager every other week and only one was ever competent. Fees for pets are outrageous and the staff is super gossipy.

I seriously wish I could give this place negative points. One major downfall to this apartment complex is the unadvertised jet noise. We are right in the flight path to Oceana. They fly at all hours of the day and night. We dealt with cockroaches the first few months of living here. YUK!! The place is tiny for the price we pay and we get a military discount with the RPP program. The bathtub had a crack in it when we moved in which caused it to leak everytime we take a shower. The toilet clogs even when you just go pee. The kitchen is ridiculously tiny and has very outdated appliances. There was a stench to the place when we moved in and no matter how many candles I have going or how much insense I burn, it is still there. I was told by the neighbors that the water heater burst with the previous tenant which is why they replaced the carpeting before we moved in. I have a feeling that is why there is a stench. The windows are old and very drafty, I hear it is the same in all of the apartments. Also, the neighborhood is super sketchy. There is a trailor park on one side of us and section 8 housing on the other side where drug dealers live. And there have been gun shots heard. As well as people high or drunk trying to get into our apartment as well as our neighbor's apartments. The people in the complex are all very nice (mostly military) and everyone generally seems to hate the place as much as we do! Do yourself a favor and go somewhere else!!!!!!! Do not waste a penny on this place! The 'club house' where you sign your lease is really nice. But the property managers would rather put thousands of dollars into it than to update the apartments. Seriously though. Go ANYWHERE else!!

Can I Rate Less Than 1 Star?!

ve time I will just outline issues I have had:

Damage to THREE of our vehicles (one broken into via smashed window and 2 ran into - hit and run). They pride themselves on their Courtesy officer that lives on grounds... Looks like he may have been off those 2 nights?

Neighbors who play loud music and bass you can hear through the whole apartment... And smoke weed that you can smell every now and then

I've had work orders in to replace a leaking tub spout and ceiling fan for TWO MONTHS. They say the parts are "still on order." I also have a window that leaks in the bedroom, which hasn't even been looked at after 3 weeks.

When asking why my Dominion Bill was so high, the PROPERTY MANAGER told me to put my thermostat on Emergency Heat, that it would save electricity. I received a $145 power bill for the month for a ONE BEDROOM APARTMENT! I called Dominion to see what was up, and they told me putting the thermostat on emergency heat increased my bill by at least 1/3.

I have had bugs in the bathroom and the kitchen since we moved in. For 4 weeks I told the staff EACH WEEK that I was having this problem, and they said they would have the place sprayed. Apparently it hasn't been because they are still all over.

Maintenance followed my boyfriend into our building to tell him to slow down... Thing is, he doesn't go fast through the neighborhood... He has a loud car. If the maintenance guy feels like going into your building for his own sake... I guess he can!

Other Problems that really bother other neighbors:

Loud planes

AUM billing is a scam - in addition to my $145 Dominion Power Bill, I had to pay $47 for sewage, water, trash and a pest control service that isn't doing JACK.

Homeless people from the shelter.

People coming over from Atlantis Apartments, which are right next to us.

Giant potholes in parking lot.

Unless you're good at ignoring problems I STRONGLY discourage anyone, especially with children, moving into these apartments. The leasing people will tell you they don't have problems, but that's because the company will take care of its employees. The employees just don't take care of you!
