Demolition
Sinanian received Notice to Proceed from the City of Los Angeles for the LAPD Metro Division Police Facility on August 12, 2013. The scope of work consists of the complete renovation of the LAPD Metropolitan Division Police Facility (formerly Old Rampart Area Police Station) to include demolition, architectural, civil, landscape, structural, mechanical, electrical (including aboveground fuel tank and monitoring system for the emergency generator), plumbing, communication, photovoltaics and security systems. This project is schedule to achieve a LEED Gold rating and will be completed in November 2014.

Landscaping
The City of Compton Community Center emphasizes the importance of nature by incorporating sunlight, lush landscaping, and refreshing courtyard vistas. The structure encompasses 28,000 square feet on a 40,000-square-foot site. The facility includes assembly rooms, banquet halls, kitchen, activity facilities, computer lab, entertainment rooms, and more. A park-once concept is being implemented with a parking structure that encourages walking and other alternatives to driving.
Driveways
New construction of the Valley Region Elementary School No. 10 project comprised of two buildings. Building 1 is a 20,000-SF two-story building containing 27 classrooms for K through 5 students. Building 2 (consisting of two blocks) is a 33,000-SF two-story and attached one-story structure which contains administration offices, multi-media library, a restaurant kitchen, faculty dining, food services area, and multi-purpose room. Site improvements include parking lot faculty and staff, re-striping of existing fields and B-permit work consisting of driveways, sidewalks, curbs and gutters. Amenities include security system, CCTV, public address system, MATV, A/V system, lighting control system and infrastructure for LAUSD computer system. The exterior playground amenities includes courts for handball, basketball, volleyball and tetherball, a track & field area, striped game courts, horizontal bars and a composite play structure. The school was built adjacent to the existing and operational Sutter Middle School which required extensive coordination and safety efforts.

New construction of 15 2,000-SF town homes on a concrete podium deck. Town homes all contain three bedrooms and two and one-half baths over three levels, with individual garages at the bottom level. All units have individual street frontage addresses and backyards enclosed by six to ten-foot wall living area separating each of the units. Units contain upper balconies with hillside views, interior fire sprinkler system, recessed LED lighting, and are pre-wired for alarm/wi-fi/satellite, and ready-mount flat screen television.

Providing 20 large condominium units in a five-story Venetian-style building with courtyard over two levels of subterranean parking. This project has proven to be very successful and a source of pride to the neighbors and the City of Beverly Hills officials. Units range from 1 to 3 bedrooms, with 1.5 to 4.5 bathrooms, and are provided with private patios and large tile-balconies with fancy wrought-iron railings. The project incorporates generous terraced and lush front and side-yard landscaping/hardscaping. Jerusalem Tile is featured on the main façade and throughout the lobby and corridor flooring.
