Door Installation/Replacement
Framing
The design intent was to be more sustainable then most other buildings. The ICF system is considered a green framing system. The clerestory windows were added with black out curtains to provide natural light for basketball and the congregation. This hillside addition to the main church has a basement where all the mechanical equipment is located. The entry arcades tie into the existing building tying the entire site design together and providing shade and covered walks for all. Between the existing and new building is an outdoor Amphitheater that works with the grade differences between the buildings. Ramps, stairs and modified curbs were all adjusted to make the hillside conditions work for accessibility.

One of the projects we have undertaken at the Inn was to expand the Mediterraneo Restaurant patio and add a covered enclosable dinning room all to blend in with the existing structure. Roof lines, structural reinforcement of the existing opened up window wall, grades and access were just some of the elements that needed to be addressed. The idea was to expand on the existing theme of cozy and personable spaces that are relaxing to be in. We achieved this through a double use court yard trellising, covered roof structure, fireplace, protected arched openings and low walls. The variety of materials, size of spaces, seating arrangements all work together in a cohesive simple design.

Skylight Repair/Replacement
This 3,000 S.F., tenant improvement building modernization project involved the utilization of an existing 2-Story commercial kitchen for a catering service. We designed this project so it could be used securely by two separate companies. The scope of work entailed meeting the minimum LEED Silver Certificate requirements including using sustainable products and upgrading equipment to more energy efficient types. From skylights to bike racks, JHAI created, in building form, a reflection of the client's green philosophy and commitment. Every single aspect of the project was approached from this perspective, but at the same time the functionality of the end product was never lost in the quest for green. Everything was not only green but, it had a purpose in the overall scheme of things. One of the challenges this project posed early on was that the site conditions and parking did not meet current code requirement. We worked closely with the client and government agencies to resolve the issue. We were able to negotiate for a city council action to facilitate the catering service in operating without the usually required parking.

New Construction
Community Based Projects - We have worked on Religious Institutions for new construction, additions, and their master plans. Some of the projects we have worked on include O ur Redeemer Lutheran Church ( 4 ), Shepherd of the Hills ( 3 ), Temple Beth Haverim, North Coast Presbyterian, Calvary Chapel, Artesian Wells Faith Center, Temple Judea, Calvary Church, Real Life Ministries, Corner Store Community Church, Solid Rock Christian Center, Cathedral of Praise, Work/Life Benefits, Family Chapel, St. Patrick’s Episcopal Church, St. Vincent De Paul Village, Gospel Truth Church, Church of God, First Apostolic Faith Church, Encanto Southern Baptist Church, Ministerios Rhema, Inc., Mount Zion Baptist Church, Center for Advanced Learning, Knollwood UMC, Randhawa Community Center, and Mok Yang Church ( 3 ). Our projects include congregational halls, all support spaces, youth centers, book stores, offices, kitchen and dining facilities, educational centers, and other site development issues.
Demolition
This is a 2 part project with multiple phases of design and construction. The first step was to obtain a Change of Use from a historic hotel to a mixed use retail and apartment complex without existing parking. Through the planning and historic hearing process all of this was approved. We removed the exiting wide central stairs and added new floor area within some of the 2 story spaces. The new circulation system for the retail space was now to be off the sidewalks as needed for each tenet. The residential entry was moved to the alley and incorporated a new elevator which could be used by the retail or residential users by key card for security issues. The new retail kitchens needed their own access for deliveries and maintenance. All this was accomplished with shared secure corridors while maintaining the maximum floor area for retail and residential uses. Trash chutes for all spaces were included. The existing central roofed space over the main entry was converted to a terrace deck while providing a light well to a new atrium below with apartment units off of it. We used the mezzanine floor which used to be storage and converted it into more apartment units. In the process of re-framing the entire interior of the building allowing us to remove 2 long existing corridors and more usable space was created. Each unit was designed based on required structural improvements and where we could locate doors to fit under the existing beams with the least amount of demolition and rebuilding. Windows were used as the defining issues for locating what type of rooms where. This was all permitted by varying permits based on what was to be built first to expedite the construction process.

Landscaping
The Korean Mok Yang Church bought a corner site encompassing a few old single family homes along an alley and next to a high-rise office building. They wanted a temporary build out site for their congregation and pre/elementary school. Modular school buildings and a Sprung Instant Structure were used. We obtained a CUP though our orchestrated hearing in which we were congratulated on our presentation. Along with Mok Yangs congregation we brought their sister Hispanic church and we had interpreters in 2 languages. With over 50 people in support and no objection we were approved. We negotiated the alley improvements so they could wait until the permanent build out was being done in the future saving over $250,000 on this project. Our layout of the site included parking, play areas, landscaping, full accessibility, utilities, signage, and the interior uses within both structures. Working with the pastor was very enjoyable and appreciated. We have consulted with him since 1998.
Fencing
JHAI was given the opportunity to upgrade the standards for the fencing around some of the Simi Valley Unified School District schools. The idea was to redesign details related to people climbing over the fences and getting footholds and or hooked on the top rail. Safety was their main issue. This project expanded to designing a new parking lot with some compound slopes and existing trees to remain on site. Dealing with slope issues always complicates a parking lot especially when there is existing vegetation around what you want to keep. Everyone is happy with the outcome.

Window Installation/Replacement

Walking the hillside site With David I saw the opportunity of moving the entry to a much better location and being able to use the existing top floor in a much better layout. Adding a stair tower to the west side of the existing home allowed for a better flow throughout the house and added new views, access, and fun for the entire house. The updated spaces tied to the new stair towner, decks, and yards opened up the house directly to the exterior. What fun to reorganize the entire home for one great guy.

Residential Roof Repair
This 7,450 S.F. project had a budget of $850,000 and was to be a 'super green' Environmental Research Facility for UCLA/Stunt Ranch located in the Santa Monica Mountains. The buildings included a museum, library, classrooms, living quarters, and the support spaces - all designed into an accessible hillside property. This project incorporated a passive heating and cooling system with back up high efficiency pellet burning stoves/fireplaces. There was a Grey water system collecting and storing roof rain water; solar collectors with the on-site reservoir used as a heat and thermal storage system; on-site trash recycling; and photovoltaic shingle roofing. There was to be rolled batten roofing to protect from the fire close to the trees. Also, improvements in the functionality of the site were to be included such as a raised plaza for accessibility to the Amphitheater as well as sun protection from the west facing classrooms. At the same time eye-pleasing forms were not lost in the quest for functionality. Every view from every angle was to be taken into account in order to create an eye-pleasing sequence of spaces that would match the level of functionality that was to be achieved. This project, which we prepared a schematic design for back in 1997, was not completed due to landslide zone issues that we pointed out to our client the first week of the project.
Residential Roof Replacement/Installation
This project was for an 8,000 SF one story new light industrial-warehouse building with accessory use offices with storage above and two bathrooms for future suites. The project was a slab on grade with concrete block and built up roofing. The project required landscaping services as well as rear parking. We used high windows and skylights for natural lighting within the building. The building was also designed in mind to accommodate the two tenants. Our roles included schematic design, design development, construction documents, construction administration and expediting government approvals. This was considered a corner commercial project that with which we achieved an industrial use city planning modification for. Cost: 1.3 Million.

Insulation
We designed improvements for the first/second floors, rehabilitation roof, and parking in pursuit of Silver LEED certification. We assisted in applying for this certification and in the coordination of consultants and owner for the certification process. The building will have a reflective roof coating; HVAC units with high energy efficiency; vertical duct work to the floor for low air circulation; denim insulation; energy efficient light fixtures with motion sensors; and recycled furniture. Our responsibilities include design, construction documents, coordination, expediting, and construction administration.
Masonry
The YMCA San Pedro is a 71,000 s.f. facility built in the 1960’s, and is a handsome Mid-Century Modern Building of Pre-cast Roof system and masonry exterior walls. The complex is basically made up of three distinct building segments: a 1-story building, a 3-story gymnasium building and a 1- story connector building. The structure is a heavy masonry, pre-cast concrete shear force construction. The pre-cast roof system is showing signs of failure as the heavy load of the construction materials impart huge loads on a 70 year old structural frame. Changing seismic codes require an upgrading of structural features of the facility. The seismic retrofit design of the YMCA San Pedro has been underway for the past 8 years. As the structure needs retrofitting, so does the accessibility aspect of the facility design as accessibility codes have dramatically changed since 1960’s. JHAI has been working with structural engineers and the YMCA in an effort to upgrade the YMCA San Pedro. Due to the nature of heavy construction type, modifications and upgrades are expensive and time consuming. Several remodeling alternative are under study by the YMCA.
