Worst landlord I have ever dealt with, as a previous home owner we treated the rental as our own home, kept it cleaned, we had zero damage to the home, managed all yard work, and left the home in better shape then when we moved in. Including obtaning crushed stone for walk ways and improved the yard by clearing brush, poison ivy, and old wood piles, we removed garbage left by previous tenets, including tires, car batteries, and old used oil filters and used motor oil.
We called 3 weeks before our lease was up to find out what happened at the end of our lease and explained we could not find our lease, we had to call Angela 3 times before we got a return call. She said " your lease will become a month to month, and to let her know ASAP when we found a new rental" we called the day we leased our new home 15 days before our lease was up and left a mesage, she never returned our call.
We called the day we moved out and she scheduled a final walk through 3 days later.
The house was left in move on condition and she agreed. She then explained per our lease we did not give 30 days notice and so she did not list it for rent, so she was keeping half our depost to cover her mortgage, although she explained on the phone she wouldn't list it available until we moved out. So it remained unlisted 3 days after we where out...
She claimed it took more then a month to rent a cabin on TenKiller lake for $700. I don't believe her as we rented the cabin mid month and had to wait for the previous tenants to move out, at that time a year earlier she claimed cabins like these do not last!
We had called the water dept and asked for our final bill to be forwarded to our new adress, Angela must have also asked for a final bill and payed it out of our deposit taking another $150. She must feel she is entitled to the remaining $100 of our deposit because she kept that too.
If you rent from Property Solutions And you want to get your deposits back, per her 30 days notice per the lease it would require you to rent another home a month before your lease is up.
She hides behind a nice Christian demeanor, but she is all in all out for herself.

Crooked business, charged our deposit $500 for holes in the walls from the door hitting that was there when we moved in. We left the place probably cleaner then when we moved in (it was kinda dirty moving in) I had sent pictures to them to prove it before and after moving in. We was always on time with our bills and never had problems other than them not responding to a maintance issue. Still the Owner had a bad attitude about the holes we was falsy charged for, and now don’t respond to emails. Figured I’d leave it alone and just warn others they won’t being seing much of their deposits or the maintance crew.

Being brand new to Oklahoma from California this was the best experience we have had here. We were able to rent a beautiful home from Property Solutions for 3 years. Every concern we had was addressed immediately. The owners of Property Solutions are professional, helpful and the nicest people you will meet here.
