ABM Property Management Inc

I am a home owner in a community that is managed by ABM and have been completely frustrated in dealing with this company. I have owned the property for over 11 years and I rarely need to contact management for anything. However, anytime I have needed their service, ABM has been completely unresponsive. Phone calls are never answered, voicemails are never returned, and emails are ignored. This has been my experience on every single communication. I would not recommend any community to use ABM.

These negative reviews are very accurate. It is my opinion, and that of most people that have to do business with this company....they are unprofessional, inept and incompetent. If you go to an HOA meeting and have an issue, Alba will yell over you so it is futile to try and resolve things. The Board has a fiduciary duty to uphold the CC&R's and rules and regs and ABM's job is to see that is done. NOT!!!!! ABM has been our property mngment co. for almost 2 years. Many violations have been reported to them and there is absolutely NO action taken. And, if you contact Alba with your concerns more that a couple of times, she will go crying to her attorney and he will come after you.

There is absolutely NO thought given to any solution to a problem. Instead of thinking out a solution, a fix is implemented. Time and money are spent and then the fix is revised several times and more time and money are expended. This causes confusion for the residents and shows how incompetent ABM is.

ABM will also have Easter Egg hunts and other events that benefit very few of the residents in the community. Our last budget showed that our reserve account was dangerously low. ABM should be advising our board that trivial expenses and certain projects are either unnecessary or can be delayed until the reserve account is adequately funded.

BEWARE, the first years rate was low and they increased their rate an additional 15% for the second year.



ABM does not do the job they are contracted to do!!!!

We were so excited to finally get started with a new management company, especially after dealing with the management company we were with at the time.

ABM owner, Alba Monroy attended our monthly HOA meeting and put on a good show promoting her management company service to our board of directors. I must admit, I was pretty impressed at the time. Unfortunately, after ABM took over the management service for our community, it was only a couple short months before the honeymoon with ABM was over and the service quickly faded away. The primary office manager running the daily operations, Paula abruptly quit due to ABM internal office problems, leaving our HOA to deal with a young and inexperienced small office staff that has no clue how to manage. The staff appears to be barely out of high school and lacks the proper education to manage our financials and deal with our HOA matters. It's very worrisome knowing our multi-million dollar annual budget is in the hands of ABM. We experience one problem after another, and continually have to point out the errors they created. It's like pulling teeth when trying to get them to resolve the issues at hand. Many of our home owners and venders are extremely frustrated having the deal with ABM. We are currently interviewing other property management company's
