I've been a resident for over 5 yrs. and if you are interested in a well maintained, clean MH Park, this is the one for you! Notice that bad reviews are posted by those who don't want to follow rules! You will not find any animals running loose or tied out and barking; no trash flying around or in yards; lawns that are not mowed. Streets are kept free of parked vehicles along the sides at night. In all, a nice, neat location to live! Sonia, our Office Assistant is ready to help you either find a new home here, and is professional and bilingual or ready to help you move one in. Additionally she cares about the residents and is always ready to help you however she can. Add to that a really nice, clean pool; Play Area and Basketball Court and a nice Clubhouse that residents can use for events and you have a fine place to live! Traffic on Culebra Rd. can be a problem at times, however, very few places in SA do not have that trouble now a days! Come over and Check It Out.....

If zero stars were an option I'd choose that. Moving here will be the worst decision you could ever make. Management has no respect for their employees let alone their residents. Numerous employees have expressed their desire to quit due to the horrible treatment, and every resident I have ever spoken to is very upset with the way they are treated by office staff.

During the month of Feb 2017 Stonebridge will pay for your home being moved into the community. Also you will get a reduced lot rent. ASK YOURSELF what do these two statements communicate to you? I would think, they need to fill homes and lots. Why is that? I would think, something is wrong. I wonder why they would have a need to solicit these savings if it was AN UP RIGHT AWESOME COMMUNITY TO LIVE IN. in my experience the good up right places have a waiting list and once you get in you dont want to leave.

My family and I have lived in the stonebridge community for 6 years now.  We have never had any issues with management or anyone in the community until Veronica Garcia took over management position here.  Our vehicle and friends vehicles have been towed for being parked in dead end streets which was never a problem with previous management.
Veronica claims that the rules have not changed since she has taken over, however the rules state that there will be no street parking (in front of houses) whatsoever due to the fact that streets are narrow and it could block emergency vehicles.(totaly understandable) Veronica insists that the no dead end parking rules are in the original lease agreement (not in mine)and refuses to give anyone a copy of any notices previously sent out. My lease agreement says no on street parking as well as their tow signs posted at both entrances of the community. Nowhere in the original rules list does it state no dead end parking. Veronica sent a memo about no dead end parking which was placed inside a community news letter which was left on our porch instead of an official community memo taped to the door like all other notices are sent.
The rules in the community do not apply to Veronica her family, friends, or any of the other employees that work for her.  There is to be no vehicle parking in vacant lots (which her family is allowed to do on numerous occasions), there is no parking available for guests that are over after 9 pm. No one is allowed to park in the visitor parking by the office unless a parking permit is received which if you have a guest come over after the office closes they cannot stay passed 9 pm when they start towing certain vehicles parked on the street after 9 pm.
I have seen the same few vehicles left parked in front of the office with no parking permits displayed yet they are allowed to be parked there for days and weeks without issue.  
There is a laundry list of harrassment that myself my family and many other long time residents here have had to deal with since coming under new management.  I have tried contacting and informing their corporate offices of my complaints on many occasions only to be told someone will contact you in 1-2 business days. (no returned calls)
Management has come into our backyard while we were home and told my child to go inside and for friends to go home as they are not allowed to play unsupervised.  This manager has been nothing but rude, callous, and condescending.  For instance, I was having trouble paying the lot rent during the holidays and recieved a knock on my door to find Veronica and a member of her staff on my porch asking about payment. I explained that i was having trouble with making the full payment to which she replied very casually "everyone has to pay rent" and walked off.
I pay almost the same amount in lot rent that I do for the mortgage on my home.  This lot rent has gone up from 348 to 521 plus water in the last 2 years and will only continue to go up every year. So please do not be fooled by their discounted prices because if they talk you into purchasing your home you will be stuck with a mortgage and a very high lot rent after the first year. If you are looking to move in to the stonebrige community do not be fooled by their family friendly claims. They very obviously pick and choose who to harrass in this place. 
Just to be clear I fully expect some sort of retaliation from management here if they are made aware of this complaint. They have harrassed my family and many other residents here far too long, so I can only hope others will file complaints as well until something is done about the treatment people living here recieve.

We just moved in in March, Lisa is amazing, we ran in to a family emergency so or first payment is late, they are all very understanding. They had to clean the carpets twice for me and never got upset. The first bit of rain we had we noticed a leak in the roof, they were out the same day to look at it and to fix or back door, the next day the roof was fixed. There are lots of rules but that's why is so quite out here and always looks so nice. We are a family of 5 and we have had no problems. So I'd your looking for a structured place to live and like to keep your area clean this is the place for you

Stay away from this place. They are way too strict when it comes to enforcing their rules. Maintenance would frequently snoop around the lot looking for any violations such as outdoor toys that were left out even though they were out of sight, a slight bend in the window screen, and many other frivolous infractions. However when something breaks down and needs repair they never come and fix it. Had to pay a friend to fix the garbage disposal and dishwasher. On several occasions they accidentally applied my rent towards another property and only found out cause I received a court summons each time about a week after the rent was due. But the worst was when I spoke with the manager to make arrangements to pay rent a few days late(I get paid every two weeks so payday doesn t always fall on the first of the month) which she was fine with but I still received a summons each time. When I questioned the manager about it she stated that they were required by law to file a complaint with the court once rent is 3 days late whether arrangements were made or not! Now I have three court judgements on my credit report for being less than 10 days later on rent! So two words of caution STAY AWAY!

its an ok place to rent as long as you dont get placed to the felons and drunks, the office doesnt take anything seriously. the rent to own deal STAY AWAY, they dont tell you that you cannot move your mobile home out of here until you pay it off, which is moronic. For someone to think you would let them dictate how you are doing live the rest of your life, I know what goes around comes around but these people should be ashamed for their refusing to tell you everything, its the same as lying.

Rules, Rules! For example: No street parking. Only two guests (Mother and child/two people / minor counts as one person) per household are allowed at the pool. Another example: The pool is open for less than 5 months during the year. It takes about 5 minutes a day to check the chemicals. I ask: why the pool is not open, at the least, all the hot months during the year in Texas? Sun Homes should keep pools open according to the weather in the area or State. The outside pool in a housing division down the road is open all year; this is proof of the care for people living in the San Antonio heat.

When you sign your new lot lease agreement you should not be surprised by the yearly increase. They hired a police officer part time to patrol the park. Why do you think they decided to do this? Did they hire an off duty police officer because the crime rate in the park was low? You decide.

In my opinion the Stonebridge videos are old and out dated. Across Taft High School imagine the traffic. Just drive around 1604 and Culebra about 4 or 5 pm and check out the traffic. Check out the big ball park in the back of Stonebridge. Noisy and blinding flood lights when the park is used. Buildings are currently going up on both sides of the park. And Last, It used to be a country area. And, now it is business and jam-packed.

I moved my mobile home into this park and I paid about $3,000.00 for hardy skirting which is another rule/requirement via the lease. I would check on the cost of hardy skirting before moving a home into this park.

Be a smart consumer and do your research online and talk to people that own or renting the product you are shopping for.

poor management

I think this place has poor management and Lisa Mendoza is racist towards her own race. She picks only on certain lots. It would be a different story if she would tell us nicely about our property but she is rude and inconsiderate. Our property isn't even dirty. We keep well kept and other white properties are horrible and we have to complain about them. I don't recomend any one living in Stonebridge.
