Roc Property Management

I am an owner of a rental property in Rochester, NY. I had been using ROC Property Management as a property management company for the last 5.5 years. I have two main concerns about ROC.

1) Communication: During the last 3 years I had tried numerous times to get ROC to return my calls and e-mails. I feel most of my attempts to contact them were ignored. If I had a question or a concern I called ROC. I would almost always get voice mail and I would leave a message. A day or two later I would follow up an e-mail because I would not get a call back. After waiting without any response from ROC I would start calling throughout the day until someone would finally answer the phone.

2) Breach of Contract: (My main and ongoing complaint) ROC has breached their contract 16 out of the last 17 months. The Property Management Services Agreement states that they will, "Collect and distribute rent payments by the 10th business day of the following month." I have received rent payments on time only once in the last 17 month. On average it is 21 days late, and twice it was at least 52 days late.

I have terminated my contract with ROC and I am waiting for the last 2 months rents.

I DO NOT RECOMMEND ROC Property Management, but I am giving them two stars because I have received rent payments and they have repaired the structure.
