Orchard Ridge Apartments

It's ok but you can get a mortgage and hire a grounds keeper for $1350 for 2 beds. I have other issues but this is the worst. They also lied about how often they raise the rent and the increments. RUN!

I have lived here since 2010, and I don't know what these two people are talking about. Management and maintenance are so nice!!! I even won a $100 gift card at their summer block party! You sometimes can hear neighbors, but thats in any apartment you rent. Go to apartment ratings and you will see how many people really love living at Orchard Ridge. I know management changed in 2010 so maybe these people experienced a different staff??? not sure??? My neighbors and I feel like we live at a resort in Pottstown!!lol

I have also had issues with this apartment complex. The exterior of the buildings are very nice and high-end looking, but the interior is basic and small, especially for the money. Aside from one couple, my neighbors are loud (and the walls are paper-thin) and there are never any parking spaces near my building. Some of the staff members are very polite, but others are very rude and "superior". I have lived here for 12 months and I will NOT be renewing my lease. The one polite couple that we get along with have had the same impression, and they even paid the penalties and ended their lease early in order to get out of this place. Do NOT sign a lease to be here, if anything enter into their 3-month lease and you will be able to see for yourself, rather than living here unhappily for an entire year.

They will say anything to get you in an apartment at Orchard Ridge, but once you sign the lease and they have your money the rules change. Things that weren't "a big deal" suddenly are. My husband and I were asked to leave, unless within 24 hours we got rid of our dog, whose breed had been disclosed, and who had lived with us at the apartment for 5 months without event or complaint. After taking the manager-signed-and-approved pet addendum to our lawyer it turned out that they could not legally kick us out as they had threatened. We decided that we would like to end our lease anyway instead of living somewhere unwanted, and we were promised that our deposit would be returned in full as long as the apartment was returned in the condition it was in before we moved in. However, instead of our check in the mail, we received a paper stating all of the things that the management had issues with in the apartment, despite our taking every measure to leave it as we found it, even to the extend of having the carpets professionally shampooed. They actually had the nerve to say that we OWED them money. I would NEVER recommend Orchard Ridge to anyone. There is a new complex that was recently constructed called Riverwalk in Royersford, where you can rent a 2 bedroom unit for the price of Orchard Ridge's 1 bedroom unit. Riverwalk is also newer, cleaner, has much politer staff, and put the interior of the apartments at Orchard Ridge to shame. I'm not sure how Orchard Ridge can call themselves a luxury apartment community, when they are clearly many steps below their competition.
