Overall

The houses are cheaply made; your energy cost will be through the roof, hot in the summer and very cold in the winter, not well insulated. Nothing special about this place, is bland and cheap.
The neighbor is filled with young college students crammed into one unit and they are loud, throw parties, illegally park, shoot off guns (YES THIS REALLY HAPPENED OUTSIDE MY DOOR) and stay up late smoking pot on their door step until 1am.
None of the streets are quite; people speed though them at all hours, even when the kids are waiting for the bus across the street. They blast their music as they sit in their cars on the street at all hours.
If you plan to live here only a year then you won’t see the astronomic charge to renew your lease. When I moved in my rent was 1575 (somewhat high) but when I moved out just a few years later it was over $2100 a month. (That place is not worth $2100 a month!) My rent went up over 30% each year.
And if that wasn’t enough when you move out you won’t get any of your deposit back. They use it to repaint, re-carpet, clean regardless if you leave that place in spick and span shape or it looks like a murder scene. My advice, save yourself the headache and don’t bother cleaning, you won’t get it back anyway. Simply put,In other words, they pass almost all the cost of future renovation onto the resident, you pay for their operating cost not your damages like most “deposits” .What they are doing is on the borderline of being illegal. if you live there for several years, expect carpet replacement, repainting, and so much more that will be passed on to you.
The staffs always looks pissed off and are rude when you say hi or have to call about anything.
Parking……….just understand you will NEVER be able to find parking and forget having guest come over. They might as well part at the high school and walk. People use their garages as storage and there for park their 3 cars on the small narrow streets.

Overall

This used to be a nice place to l live. However, it is now populated with a lot of loud roommate situations: loud cars, loud motocycles, loud music, just plain raucous behavior...mostly young men in their 20s. It really makes it impossible to enjoy one's home. This is a non-"smoking community", but it is filled with cigarette smoke and cigarette butts are everywhere. You cannot take a walk anywhere without coughing and gagging. The apartments are very nice; maintenance is superb (incredible), and I think office staff does the best they can with the situation. But I don't recommend moving here unless you are about 25, smoke, party, have a loud car, and don't give a darn about your neighbors. Sad, it is such a pretty complex.

I lived in this community for a year due to having signed a yr long lease. The office staff is so incompetent. They would never have any answers to questions and would never return my phone calls and or emails. It would literally take me getting off early to physically go down to the office to have a conversation just to be told "I don't know I'm so sorry." Over the course of the lease I have two room mates switch out. Still to this day after we submitted all the paper work, the leasing company still has their names on all the paper work. So this winter when it was snowing out my heater stopped working it took 2 weeks to get someone to come look at it, thank god the maintenance staff that i dealt with was pleasant and helpful. So I moved out of the house at the end of the month (my lease was finally up) I was so revealed, due to it taking 3 weeks for me to get a hold of the office they could not have someone do the walk through during a time i was about to get off work so my room mate had to do the walk through, we were both told that at worst our security deposit would be with held. So now 3 weeks later I get a letter in the mail (and everyone's mail that ever lived in that house) saying I owe them over 3,500$ for new pain in all the rooms and new carpet through out the whole house. On the check out sheet all it indicates is that it was "Dirty". I am so infuriated. Needless to say the letter says i have 14 days to contact or pay I have tried contacting the number one the letter 4 times as well as the office at the landing Oregon City (guess what they still cant help me and still have no idea how to do their job). This place is horrible (parking is a night mare as well) It may seem nice and you may be super happy when you first move in, but i promise you wont be by the time you move out.
