Janko properties are full of BS not a good building to live in I moved in an apartment I seen January 1st the day I moved into a garden apartment all kinds of problems no running water will it rain my apartment flooded I was without running water for 3 days because it was a weekend they didn't care about my problem now I'm trying to move quick fast and in a hurry as far as the gas bill is concerned I paid my own gas these people that owns this building had the furnace hooked up wrong and the oven had a gas leak so my reason for calling the gas company because my gas bill was so high when the gas man came out he told me that I have a carbon monoxide leak coming from the furnace and a gas leak coming from the stove to heat my apartment shouldn't be $500 do not rent from Janko property do not rent from this property management team

..I inquired about an ad listed for an 1 bedroom apartment for $750...applied. ..was shown the apartment and told $750....was approved days later and was told $800....after going back in forth with several ppl I said forget it and agreed to the $800...me and my bf went into the office. ...he is also on the lease. ..and paid a move in fee and first month's rent ....move in date was December 1st. ..I arranged for People Gas to come out and met them there before moving in which was December 2....maintenance was no were around ...therefore people gas couldn't get in the lock basement to turn on gas for my apartment ...he left. I entered my apartment and the floor were not finished. .electrical covers were not in place over light switches .. kitchen cabinets were not finished and whoever was in the apartment working left soda cans all over my apartment. .I called the office and got the runaround. ...was transferred to several ppl who couldn't help solve the issue . . So I called back to the office and asked could they keep the move in fee and refund my 800 dollars because I'm inconvenienced in a huge way ..can't move in due to their faults ...again after waiting for a reply. ..which took 3 days. They said no. ..and that they would show me another apartment in a different area... it's been another week since I was told that and still haven't heard anything from anyone. ..so a few days ago I go over to the apartment to see if they fixed anything and now I'm locked out of the apartment. ...no one is calling me back or answering the phone at the office...this is now found on the 3rd week ...they hav ed my money and I have no home....

This really sucks to live in i got approved they gave me the run around on my move in date then they gave me the wrong keys still couldn't excess the place on the day they finally granted excess so they had to change my lease i rented from them Dec.2015 i moved in. 3 days laters i called to report i seen a bedbeg i called their hotline only to hear them lie and say someone will be out in the morning still til this day um still waiting on that morning now mind you when i signed my lease they gave. Me papers on bedbugs in the lease should have known then it wasn't right then the mailbox is inside the locked hallway with no excess from U.S postal office so we couldn't get any type of mail no bills or anything which called for me to miss my low in come apartment and all my products iorder online all the tenants complained about this issue but guess what they response was someone will be out to get that resolved soon but nevered showed to up to. August and not to mention only time you really talk to someone in office is when you go pay the rent or you late on a payment thats how you have to grab their attention and that pretty sad who wants to have to travel across town to a post office to get their mail right well we had to for a lo g time and it still was a promblem then cause that address wasn't on my id well damn ok as it started to warm outside i started to get noticed seeing other neighbors and thats when all things started to unfold the ppl across the street use to to in that very same building they say they had to move out due to bedbugs infestation the whole entire building was evacuated to be exterminated so that explained why they gave out a bedbug manual right so they knew what the odd where off them coming back but its almost a year now and um out they can have they damn begs and ants and nets this place is horrible if it say janko properties i advise you to run like hell cause they only want your money they don't care about their tenants at all.

I have only been at their rental unit for just 2 weeks and I too am dissatisfied. They didn't clean the unit before I moved in, my family had to clean up all the debris that was left over from the renovations, the sand dust was no problem, but the floors and shower wall still had paint and tile cement left on them. As I was moving in, the neighbors upstairs was taking a shower and their pipe was busted, do imagine the water fall coming through the bathroom ceiling in the unit I got stuck with. Not to mention mold/mildew began growing on the ceiling seeing that the neighbors had no idea their pipe was busted (they moved in 2 weeks prior to me)....called emergency hotline, was told someone would come that night, but no one came until the next morning. They provided a refrigerator full of mold and a stove that gave off fumes when turned on. Oh and there wasn't any mailboxes install when we moved in. We don't have working bell system... the list goes on, smh....they haven't responded to my requests other than fixing the busted pipe and ceiling. I want out of this lease, I can't imagine what's yet to come.

Do not rent from this low down dirty management group. They will be your worst nightmare.

For every accusations, I have email proof from the property manager.
1. Moved in September 2013.
2. I was paying more rent than other tenants for the same apartment.
3. I complained about rodents being in the attic running around.
4. I was told because the furnace is in the attic, they have to leave the Windows open. This granted access to all rodents.
5. The lease ended September 2014 and we still hadn't found a suitable place.
6. Black mold began to come through the walls in the bathroom.
7. No one came for over 3-4 months.
8. Found another place in Januray that was double the rent.
9. We were denied that townhouse because Janko told them we didn't have a good payment history.
10. We asked for a payment history from Janko. They had it documented that we didn't pay September 2014 rent.
11. We went through our cashier checks and found that we paid August rent on August 1st and September's rent EARLY on August 26th.
12. We tried to explain to the new place, but one of Janko people used to work with the new management company. So we were blackballed. I have proof.
13. Search for a new place continues.
14. Janko fails to fix rodent entry
15. New people move in
16. Mice move in with them and we put door busters under the door to keep rodents out.
17. Black mold is every where in the bathroom. Janko paints over it
18. Neighbors with mice have a gas leak. Janko doesn't respond
19. Neighbors with mice leave their stove on multiple times causing the fire department to knock down their door.
20. Maggots start to gather in light fixtures. Janko does nothing after being notified about rodents in attic.
21. Maggots in light fixture falls out onto bed.

If you want all of that then Janko is the place for you.

I'd give them less than one star if it'd let me. I've been in one of their properties for only two weeks and have been cleaning since I arrived. the place was left FILTHY. I've never had bugs before and there are bugs in my kitchen and I'm covered in bites. they gave me the wrong keys to both the laundry room and the mailbox, so my clothes got locked in the washer and my mail is trapped. they are horrible at getting back to their customers, and I plan on telling everyone that will listen not to rent from this company.

I have only been there for 3 weeks and I hate that I signed a lease with them. They are not reliable and they NEVER return phone calls or complete service orders. I am considering getting out of my lease and presenting evidence in court

Disgusting people. Disgusting attitudes toward potential renters. Zero etiquette, couth, or customer service skills. I would never rent from them. I called the 708-445-2645 and some loud mouth, high pitched, bum for a woman had an attitude because I asked when should I expect a call. she yelled at me then hung up. this took placed Oct 3 2014
