Caprock Texas Properties

The one star ratings are generous. After a year of leaks and spiders that were eventually responded to, but never fully resolved - not to mention consistently rude treatment when calling for help and being walked-in on at the property with no a call ahead - I cannot recommend Caprock. Everyone I know who has rented from them has had similar or worse experiences, ending with little or no deposit returned because of unsubstantiated "services" that had to be performed. Multiple requests for vendor receipts have gone ignored. And I have the photos to prove I left my property in better shape than when I moved in. This is the "nutshell" version of all I could explain about being a Caprock tenant.

Do not rent from these people. It will be a decision that you and your parents will most definitely regret. At a minimum, ask to see the list of move out charges BEFORE you sign a lease, and have your attorney review it.

Beware of Caprock. You will be accused of harassment when simply requesting an update on your deposit when you vacate their property. You'll be treated well when searching for a property, but beware of the fine print in leases as you will get nailed for a variety of "make ready" expenses that should be absorbed by the Prop Mgt company. Very shoddy business practices and etiquette. Our entire deposit was withheld. Read the fine print or this company will use their rent agreement language to keep every dime of your deposit. Beware.

I lived at 3 different properties in Tech Terrace. This management company was by far the best when it came to maintenance and taking care of things quickly. I'm only leaving a review because of how quickly they would always fix things hat were broken compared the the other places we stayed. I would recommend to my friends.
