For nearly a decade, Illig Construction Company has served The John Thomas Dye School with various summer construction projects to enhance and maintain the hilltop campus: gym and classroom remodels, administration offices, campus wide window/door replacements, new site retaining walls and enhanced playground areas. Each and every project has been delivered within budget and on time for the new school year. In a team building event, volunteers carried a forty foot flagpole from the base of the Bel Air hills to the hilltop campus—just one example of how a learning community and construction team comes together!
Drywalls
A glorious new sanctuary was constructed of structural steel and a light metal gauge frame with smooth plaster and stone exterior. The 80’ bell tower is a beacon for travelers along Jamboree and doubles as an antenna platform. With a 50’ high interior ridge, the ceiling is exposed curved architectural steel and forms gothic arches throughout the nave and sanctuary. An operable skylight above the sanctuary bathes the altar in natural light, and framing the backdrop of the altar is a 40’ high Reredos of wood, brass and metal fabric. A wood plank ceiling complements the mix of drywall, Venetian plaster, Baswaphon acoustical plaster and Eurospan fabric walls. Floors are exposed polished colored concrete and stone. Sitework and landscaping includes a gathering plaza with fountain. "Illig's accessibility, transparency and cooperation with the Parish, neighbors and the entire project team was exceptional. New Construction
1940s/50s The company developed into a structured organization with 60 employees specializing in reconstruction and remodel projects under a new name—Joseph Illig and Sons, Contractors.  The Illig hallmark was the ability to completely remodel a building while its business occupants continued operations as usual. Job sites were neat, clean, disruption kept to an absolute minimum, and the work dispatched with finesse and speed.  Clients included major airlines, banks, stockbrokers, and law firms. The second generation of family leadership included three of the Illig sons, Joe in sales, Victor in operations and Edward in administration. The company’s reputation for integrity and quality work continued to grow as did its breadth of services and market sectors—construction, cabinet & millwork, painting, and concrete in the remodel, interiors and new construction markets.  “We did what we said we would do; kept our promises and met our commitments,” recalled Edward Illig, President of Illig Construction for the best part of the second generation of management.
Demolition
Demolition of the existing school campus and on time completion for new school year. Construction of a new 40,000 square foot campus including administration, elementary school, middle school, chapel, gymnasium, playfield, 800’ retaining wall and site work. The elementary and middle school classes remained operational on-site in temporary modular buildings during the project. The site is located in a residential neighborhood on a hillside above Pacific Coast Highway requiring coordination with the residents, City of Laguna Beach and Cal Trans. Offsite work on Pacific Coast Highway included new sidewalk and sculptured retaining wall. Effective coordination/communication with neighbors resulted in letters of appreciation. Illig Construction also organized “field trips” for students, parents and donors during the construction process.

Excavation
Phase one construction completed two new administrative buildings in the center of campus while elementary school continued operations. Phase two construction included the demolition of a classroom building and installation of 800 feet of shoring and retaining walls; a new two-story 16,200 sf academic building with green roof, and a 20,000 sf, three level concrete parking structure with two levels below grade. Illig Construction initiated an effective neighbor-relations plan, which included regular updates of construction activities and door-to-door personal communications. The first step included an excavation plan to keep spoils on site by hauling 10,000 cubic yards of excavated soil downhill to re-shape a ravine on campus property, thereby avoiding export of truckloads of soil down the narrow hillside streets and minimizing the impact to surrounding residential neighbors. Material deliveries and construction operations were managed and scheduled to mitigate impact to both school operations and the surrounding neighbors, including coordination around student drop off and pick up times and school events. Project tours for parents and donors were planned to safely provide opportunities to view construction progress. Illig Construction Company overcame significant site challenges: narrow winding street access, hillside construction, close proximity to residential neighbors, and a constricted job site with student activities proximate. With Illig Construction’s focused planning and meticulous implementation, John Thomas Dye School continued to deliver exceptional education to its students, and the surrounding neighbors continued to enjoy their hilltop living, with minimal disruption.
Retaining Walls
Extensive earth moving and construction of a 53-foot-high retaining wall added four usable acres to this hilltop campus. Illig Construction then built a new Student Activity Center including a gymnasium, aerobics/fitness classrooms, athletic offices, locker rooms, a commercial kitchen and three state-of-the-art science labs. A new pedestrian bridge connects the new center with the main campus and the new soccer/softball field has a commanding view of the San Gabriel Valley.
Walkways
This exceptional campus has five distinct buildings that were constructed concurrently. The 50,000 sf of new and remodeled facilities included a new conference / ministry office building, assisted living facility, retreat units for 48 guests, a remodeled chapel, and retrofit of an early 1900’s manor house. Site work included six acres of landscape, walkways, and access roads linking the campus facilities. Irrigation Systems
Complete renovation of Mayfield Senior’s 40,000 sf Strub Hall built in 1919. Includes seismic retrofit with 11 new shear walls through all four floors of the structure, new mechanical, electrical, plumbing and fire sprinkler systems throughout, preservation of all historic finishes, renovation of all classrooms, student support center, administrative offices, visual arts studio, kitchen and faculty break room. Students and staff continued to safely occupy the building throughout the three phases of construction. Mayfield Senior engaged Illig Construction for preconstruction and construction services on a negotiated delivery.

Residential Roof Repair
This institutional grade building included glazed block for accent, standing seam metal roofing, and a commercial kitchen. Designed to accommodate 225 children, the scale of the interiors was specifically designed for the pre-school occupants; fanciful bright primary colors, reduced scale cabinets and plumbing fixtures, and other child-considerate soft materials. Site work included utilities, parking, and playground equipment.

1930 The first Illig office opened at Alpine and Yale in downtown Los Angeles.  Carpentry and painting were added to the firm’s services and Bank of America became one of its best customers.
