They are once again being offered as kits, but face challenges in assembly and construction due to building codes, which were non-existent in the their infancy. Builders aren't interested because kit-type homes don't always address all the necessary construction and building code requirements in every area of the country, which creates logistical problems, increases costs and causes delays. And framers, who are skilled at framing homes from the ground up, are hardly interested in connecting pre-fabricated parts of a house kit as if it's IKEA furniture. So the interest and labor just isn't there for it.

If your credit score is below 700 or you own more than 4 rental properties or you have declared bankruptcy, you should get pre-qualified or at least speak to one of our lending agents prior to investing too much time in shopping for a new construction home.

Landscaping and Fencing

Landscaping
Paved driveways, finish grading, seeding and landscaping are not recommended until the ground has settled. All exterior improvements are at the expense of the OWNER.
Fencing
Additional materials, such as requested changes and upgrades, additional courses of block on the foundation, additional excavation, additional back-fill other than from existing, loose site material, culvert or additional drainage pipe, over-sized septic systems, additional septic sand, larger elevated sand mounds, alternative septic systems, septic systems built on sloped land, aerobic septic tanks, grinder pumps, additional sump pumps, silt fencing, soil stabilization, additional hauling and fees, fuel surcharge of any kind, additional driveway stone or landscaping of any kind, dry wells, rain gardens, environmental controls and requirements, silt sock or fencing, storm water management, water gardens, berms, surveys, as-built surveys, additional grading as a result of settling, changes to the land that require remedy, and any other HOA or community requirements are at OWNER expense.
Tree Removal
Trees are drop cleared for driveway, house, grading around the house, well and septic. If it is required that trees need to be climbed to be cut down or removed, additional costs will apply. If your lot is overgrown with mountain laurel, rhododendrons or other heavy underbrush that requires clearing prior to tree removal, additional fees will apply.
Driveways
In fact, before the modular sections can even be delivered you are required to hire contractors to clear the land, prepare it for construction, install a driveway base,and install a foundation to place the house on, something the modular company is not always involved with. Then once the sections are delivered, they are bolted and nailed together and the seams inside are finished. At this point the modular company’s job is complete... but the project and the home is not.
Excavation
Some people think modular homes are built faster simply because they seem to instantly appear. The fact is, the unit (which you prepaid for) was being built in a factory somewhere long before it arrived on site. Sounds great, except before and after that unit arrives all the other parts of the building process still need to be considered, paid for and completed. That includes such things as lot clearing, driveway installation, septic installation, excavation, foundation or basement, utilities, decks, grading, etc.
Snow Removal
During construction snow plowing is billed to the OWNER prior to occupancy for all incidence of snow removal during construction for accumulations of 3" or more per incident. Notification is not made or expected for each snow event.

Window Installation/Replacement
Decks
The exterior features choice of premium siding and stone accents in the front, and up to 4 exterior decks on each corner of the house, or a stamped concrete patio in your choice of patterns or colors.
Patios
A-frames can be scaled up to 6 bedrooms. Custom tile work, interior wood ceilings and walls, wood-burning fireplace, additional decking, railing and patios all optional.
Gutters
Now you have to finish the home, add decks, a gravel driveway, a septic system, gutters, landscaping, back-fill and grading and make whatever interior finishes are necessary that were not completed under your contract with the modular company.
Siding
It is shown here in white, but you have 6 premium siding colors to choose from and your choice of interior paint and stain colors.
Residential Roof Repair
Modular home manufacturers claim that building a modular home is faster. That’s rarely the case because by comparison, framing a home on-site is done in as little as three days! That's not an exaggeration. Then there's two days required for roofing and siding. By comparison, having a modular unit delivered and assembled takes about two days. Not a big difference.
