This place is NASTY!! I moved in back in May of 2015 and my apartment was filled with roaches and still is!! Forget about having anything fixed or done, you have to stay on top of them to come out and fix your stuff. They add a monthly pest control fee but I cannot walk into my kitchen without there being roaches everywhere. They made nest in my internet and phone and I had to pay AT&T for all new stuff. They are POORLY managed! The sprinklers are broken and you pay for the water for the whole apartment complex. Last monthly my water bill was $60 and I was only home 5 days that month and didn't even use my water. The hot water NEVER works! Dont count on taking a hot shower or hot water for your dishes. They charge you for trash and gas as well and do not tell you until the bill comes. My rent was $760 a month when I signed my lease and it changes every month so I never know how much my rent is but it has always been more than $860 a month. If you are a student, they do not honor the student discounts they promise you at the beginning and go back on their word. DO NOT rent form them! This place is horrible!

The Resort at Valley Ranch is great! The staff is very helpful and available. Linda, our property manager, takes great care in this property. We love the new weight room and our quiet neighbors. Maintenance answers our every request and our pool area is kept clean and beautiful! An Irving police officer lives here and updates the staff about crime in our surrounding area. So far, there are no major crime issues at The Resort. There is a lot of restoring, rebuilding, and remolding of this location and the changes are awesome! My husband and I are the CARES Team at The Resort at Valley Ranch, we signed a two-year lease, and we are very happy with our decision. Every month we host a free breakfast at the leasing office, an event such as a barbecue or a party, and other community minded events!
