The project also includes interior remodeling / restoration and restoration / repairs to the 1920’s garage and historically appropriate new landscaping.

Exterior

Window Installation/Replacement
Project scope includes a forensic investigation of the granite / structural clay tile and face brick / structural clay tile composite wall systems (including mortar analysis) and window / metal spandrel panel systems to determine the sources of moisture infiltration, level of deterioration of wall system components and verify the existing construction details. Repair and restoration work includes cleaning of the granite, terra cotta and face brick masonry, granite and terra cotta repairs, comprehensive repointing of the facade, restoration of ornamental metal spandrels and window framing, repair of deteriorated embedded steel anchorage and support components, and complete window replacement to replicate the original historic profiles.
Gutters
The project includes historic reconstruction of front and side porches / stairs, foundation repairs, brick and limestone masonry restoration and reconstruction of chimneys, window restoration and reconstruction of windows previously removed, wood trim and door restoration, reconstruction of built-in gutters and standing seam copper roof, lighting replacements, and period appropriate interior remodeling.
Siding
Project scope included replacement of the wood siding and insulation and wood fascia system at the 1992 addition. The design of the rainscreen cladding system required a stand-off arrangement to carry the wood furring / nailers for the fiber cement siding to allow for spray-foam continuous insulation. Animal and insect entry into the wall and soffit systems is prevented with perforated metal barriers at all potential cladding entry points.
Porches
The project included a façade condition survey and interim repairs to the sandstone masonry which is experiencing deterioration due to age, salt deicing of the porches and previous pointing with Portland Cement mortar. The implemented portion of the recommended repair solution, which was of limited scope due to budget constraints, included partial cleaning of algae and mold, crack repairs and stone replacements. The building was constructed in 1858. The building is listed on the National and State Registers.
Residential Roof Repair
Due to the affects of time and the elements, the entire building exterior required stabilization and restoration. The project began with a forensic investigation of the façade and roofs. After identification of the types and degrees of deterioration, repair and reconstruction strategies were developed which involved brick, terra cotta and sandstone masonry repairs, replacement and reconstruction, window replacement, exterior lighting replacement, built-up roof replacements, copper and slate roofing replacement and decorative copper restoration and replacement.
