Your account is assigned to an Account Executive that provides personal attention to you and your property. Our Account Executives are trained in Fair Housing guidelines and adhere to the Landlord Tenant Code at all times. They are dedicated and trained to offer excellent service for your Property Management needs. Account Executives are accessible 24 hrs/7 days a week for emergencies. When your unit becomes available for rent a comparative market survey is performed in order to give you the best possible rents. All applicants are screened by use of Credit Reports and present and former landlord reference checks. Advertisements are created and placed in highly circulated periodicals. Annual inspections are performed to assess the general condition of the property and to determine any need for upkeep repairs. A written report is provided to the Owner of the condition and findings, if any. We will secure competitive bids, and when necessary, review bids and provide recommendations to Owner. We utilize and maintain a list of Vendors and Contractors that are knowledgeable and efficient in their work, offering excellent service at reasonable prices. Fiscal services offered include collecting and recording all rents and other sums due Owner and providing a monthly financial report that provides an overview of property operations. Disbursing operating funds as provided in the management agreement and as authorized by the Owner. Maintaining separate security deposit, client's trust, operating and reserve accounts. Providing annual 1099 tax forms to Owners and Vendors. Following up on delinquencies through the use of notices, letters, calls and personal contact. Referring accounts for legal action or collections as needed. We have the staff, the knowledge and experience to manage and maintain your Affordable Housing properties. Our staff holds certifications in Housing and Urban Development 4350, Star ; RHS-Sect. 515. Our staff is also experienced in working with the Section 8 Voucher Program.
