Action Property Management

This place is HORRIBLE!!! Abby is the worst property manager EVER!!! I rented a house with a friend, and our rent check never made it them. Mess up in the mail. I sent it myself. Did they call me and say hey we never received your rent check? No they didn't They sent an eviction notice instead. Keep in mind we never missed a payment. I called her to find out whats going on, and she said oh we called you. I asked who they called, and they gave me a name of someone who lived there before we did. They called the previous tenant. Charged us over $300 in late fees and court fees with lawyer fees as well. Then she said that they don't have us in their system as a tenant. We've been there for over 9 months at the time. We had to go and sign a new lease because we are living there illegally even though we signed a lease before we moved in. Then after we pay all the fines to get up to date. They want us to pay more because apparently we didn't pay enough even though we payed what was on the legal summons. We gave them a 30 day notice to leave just like the lease stated and they said that we have to give them an entire calendar date notice, and because we didn't give that extra calendar day from that month they wanted to charge us more money. Tried to get a new place and Abby told them that we were a liability with very poor rental history and bad mouthed us to them, all because the post office lost one rent check. Yes the complex I tried for told me all that she said about me which was all false because she screwed up and didn't like how we left because of them. They are extremely rude and disrespectful. They make you wait a long time for repairs. They do not want to help you at all for anything. This is just a couple things. I could keep going. SO STAY AWAY FROM THIS COMPANY!!! THEY DON'T EVEN DESERVE THE ONE STAR THAT THEY GOT!!! For the record I've been at my new place for just over a year now with NO issues and perfect rental history. Complete 180 from dealing with Abby and Action Property management... HORRIBLE person and company.

I wouldn't put much stock in the negative reviews here. Unlike most of these people, I've worked personally with Terry and Action Property Management for years. APM has listed and managed two of my properties (Chandler and Gilbert) for us and have been nothing short of amazing. The staff always replied the same day and always had great customer service with me. They fill rents fast, are responsive to my tenants, and also protect my interests. I wouldn't use anyone else."

I don't even know where to begin. They rented us a property that was in default for issues with the HOA for months before we ever occupied the house and expected us to take care of it and pay the old HOA fines. It was a tooth and nail fight with them from the beginning. They never sent us the CCRs of the HOA even though we requested it repeatedly so we didn't even know what the rules were for the housing development. Here is just one example: The HOA sent a notice to us and Action Property for the garbage can being on the side of the house (it has to be in the garage) a rule we didn't know, but said we have 14 days to comply. No big deal right? We immediately put the garbage can in the requested place as soon as we got the letter from the HOA. So a week later we get a certified letter from Action Property saying we need to correct this problem and they charged us $25 to send that letter to us. Every time they want to contact you via mail they charge you $25. When you talk with them on the phone to resolve these issues they are unbelievably rude and abusive on the phone and tell you they don't communicate via phone, everything has to be done by certified mail. So you have to pay to communicate with them and for them to communicate with you, which they hope will deter you from doing so. Then I found out from the owner of the property that they had charged him $25 for each of the certified letter they sent to us. They were making $50 each time they sent us a letter for something like a trash can. Serious bunch of jerks if you ask me!
