With the project, we assisted in renovating an old church into beautiful apartments. The Fleetwood Apartments was a complete renovation of the existing church into new luxury apartments. All of the high-end luxury apartments include a full kitchen and laundry in each unit which range from 1,000 s.f. to 1,500 s.f. with 1 and 2-bedroom layouts. All units have a full kitchen with granite countertops and stainless steel appliances. One unit features 16’ high cathedral ceilings and another unit is 2-story with a balcony overlooking the living/kitchen space.

New LEED Certified showrooms and sales offices across the United States and Canada incorporate a number of environmentally-friendly design elements including maximized use of natural light and, where necessary, fluorescent fixtures with optimized energy performance and lighting controls; carpeted floors with a backing that contains 76% post-consumer materials; Eco-Spec paint low in volatile organic compounds (VOCs); wall coverings with high recycled content; Energy Star rated appliances; Forest Stewardship Council (FSC)-certified wood; GREENGUARD Indoor Air Quality certified furnishings and textiles; high recycled content building materials; recycling program and rapidly renewable linoleum flooring. Sizes range up to 22,000 SF.
Door Installation/Replacement
Framing
We provided design work for this new 1,200 SF custom house for a client that was looking for a very small home, but one that was extremely unique and filled with lots of character. The home was designed to be very energy efficient and includes all natural materials and timber framing.
Fireplaces
John produced a design that conformed to our specifications. Over the next three years we tinkered with the plans, placing a triangular Jacuzzi in the master bedroom suite, using natural stone for the exterior that required modification in the foundation, and substituting coal stoves with gas fireplaces, which created space for a larger entry door. Throughout this prolonged process, John remained patient and attentive to our wishes.
Home Theater Installation
Skylight Repair/Replacement
Since MISCO both manufactures and promotes ‘green’ cleaning products, the design implemented several green building strategies, including adding natural day-lighting via strategically placed windows and specialty rooftop fire vents with built-in skylights, installing the most energy efficient light fixtures and controls, and utilizing a steel structure with high recycled content and extra insulation for energy efficiency. The re-constructed building was 31,800 SF and completed in 2008.

Room Additions
Lower Alsace Township was experiencing efficiency problems due to separate facilities and space deficiencies. Watkins Architect was commissioned to develop planning and design for the expansion and renovation to the Township’s existing maintenance facility on Carsonia Avenue. The project included new maintenance garage bays and a second floor meeting room addition and the conversion of the existing second floor into the Township’s main offices with reception area, waiting area, ADA restrooms, break room and file storage. The exterior facade was completely transformed including the addition of a new sloped shingle roof and EIFS. The project consisted of 9,890 SF.
New Construction
Demolition
HOLLY HUNT (Knoll) has been a client of Watkins | Synergetics Architect since 2015. Our corporate office in Chicago was in need of an extensive renovation in 2016. This could of been proven to be difficult as we had to work this project around staff working in the space during demolition, construction, and install. From the initial planning phase, Jeff “listened” to our needs, created spot on drawings, facilitated through pre-construction meetings and communicated extremely well through the entire project – nothing ever fell through the cracks.
Sunrooms
More than thirteen years have passed since that day in February 2004 when we moved in our dream home, but we admire it every single day: standing near one of the huge windows and looking at the densely green woods outside, or relaxing in the small room that John added to the master bedroom suite, a sun room we use for reading.

Landscaping
Parking Lot Renovations – Design to transform a standard city parking lot into a green space parking lot for a mental/behavioral health facility. The green space design is intended to assist the staff as a clinical therapy tool and includes a colored concrete walking path, architectural fence, outdoor patio, open pavilion, storage shed, garden area and new landscaping.
Walkways
Located in Newtown PA, we provided master planning/conceptual design of site upgrades to the vehicular entrances to campus and exterior area adjacent to the Gateway Center including signage, pedestrian walkways, lighting, sculpture garden, water features and an amphitheater.
Irrigation Systems
Watkins Architect designed the restoration and re-construction of the MISCO Products building, located in Reading PA, after a catastrophic fire damaged and collapsed over 50% of the manufacturer’s facility. MISCO Products is a specialty manufacturer of private brand cleaning solution products that experienced a fire which quickly spread out of control due to a faulty piece of equipment and all the chemicals stored in the building. The fire virtually crippled the manufacturer, so Watkins Architect developed a phasing plan consisting initially of stabilizing and weatherproofing the existing structure so the company could continue manufacturing. The second phase was to design the reconstruction of the collapsed structure. MISCO Products did not just want to re-build; they wanted to design for the future. The solution was to fast-track the design with a pre-engineered structure that could be ordered before the entire design was complete. This saved valuable construction time while still allowing time to thoroughly analyze and design the best facility for the growing company. Some specific new features include a complete sprinkler system for the entire building, rooftop fire vents, a flammable storage room with leak containment, a computer/printing room with clean agent fire extinguishing system, a clean-room for specialty products and a leak containment system of the entire factory floor.

Window Installation/Replacement
Decks
The Schuylkill House is an environmentally conscious residence constructed on a reclaimed site, specifically selected for its ability to revitalize the existing developed area. Contextual elements of the industrial, residential, railroad and Schuylkill River were incorporated into the design. This residence is intended to inspire an urban upscale lifestyle that is environmentally conscious by providing unique architectural finishes and materials that relate to the area. Designed to minimize circulation and maximize living space, this 2,000 SF home is both efficient and surprisingly spacious. Numerous operable windows, strategically placed to frame views, allow for both the sights and the sounds of the Schuylkill River to enter the home. Decks and patios surround the building on three sides, serving not only as supplementary areas for living and entertaining, but also as an additional interface with the site. At two and one-half stories, this three bedroom, two and one-half bathroom home includes Kitchen and Dining Areas, Living Room/Den, Family Room and Laundry. The existing foundation from the previous residence was also reinforced and reused, creating additional storage space. Located in Leesport Borough, the Schuylkill House is a conscientious alternative to development houses.

Design of the proposed new three-story restaurant with second floor banquet rooms, cigar lounge, outdoor patios, beer and wine store and associated spaces, located in the Lehigh Valley area.
Garage Door Repair/Replacement
The elements we incorporated in the Barndominium Style residence design includes exterior finishes with a metal standing roof (pewter natural color, although red, green or other colors would work), horizontal and vertical wood board siding (using Hardi-board or other low maintenance materials is very common), stone feature walls, and barn-style garage doors. The entrance door is over-sized (4’ wide) with a large side-light, adding to the rustic scale of the Barndominium Style. The windows are over-sized compared to a typical house, allowing large amounts of light to enter the interior spaces. The scale of the windows becomes one of the most dominant features when defining this style. Interior features include a large open plan for the main living portion of the house, with high cathedral ceilings and post and beam details. The Kitchen is simple and functional while the living room has a large 12’ wide folding door system opening to views of the countryside. The separation between the dining area and living room is defined by a massive stone fire place. Floor finishes are rustic over-scaled wood boards. Modern amenities will dominate the details, being simple and contemporary, they will contrast the old with the new, making the relationship symbiotic... each feature will be more visually pronounced. This contrasting of the old and the new makes what we like to emphasize as “Timeless Architecture”... a style with features that could have existed hundreds of years ago, and features that are modern and may have only been built in the 20th Century.
Siding
Barns, being the dominant emphasis on the Barndominium Style, have surprisingly complex and diverse European features. For example, a barn roof can be constructed in many ways, including but not limited to a traditional gable, a more complex gambrel, or salt box. As utilitarian structures, barns have large openings to bring in wagons, high ceilings for hoists and hay lofts, cupolas for venting, and most enclosure materials that are cost effective and indigenous to the area that they are built. Examples would include the use of board and batten siding made from Hemlock, stone from local quarries, and metal siding as it became available in the 1850’s. One will find European influences in details such as Palladian windows, Forebay lofts, Shaker “in the round plans (to eliminate corners were spirits were believed to hide in the shadows) and French mansards.
Porches
We provided architectural services for this unique modern design with a Norwegian feel. We explored several designs and materials until the owners fell in love with this design. The home is approximately 4,000 SF and features a conditioned 2-car garage, vaulted ceiling great room, large expansive windows and large rear porches to enjoy the 14-acre property with views to the stream.
Residential Roof Repair
Full Services for various Capital Campaign Renovation Projects including re-roofing, facade renovations, and code renovations. The office/training room building is a two-story 3,400 SF separate facility to house all the Health Services functions.
Residential Roof Replacement/Installation
This four-bedroom, 3,775 SF modern farmhouse is located on a prime corner lot in an upscale suburban community in Sinking Spring PA. The street side facades of the house were designed with a neighborhood mandated “farmstead” aesthetic, and incorporate traditional wooden railings, a wrap-around porch, stone and standing seam metal roofing. The private north side of the home is located adjacent to a beautiful quarry that has been converted to a lake. It features cascading patios with contemporary glass railings to provide unobstructed views. The uniquely shaped lot required the utilization of angled elements in the design in order to maximize the footprint and frame views, while maintaining a contextual “historical” appearance on the public facades. The hexagonal element contains a stand-alone gourmet kitchen, and the two-story great room features an extensive window wall to provide lake views to both the first and second stories of the house.

Masonry
Watkins Architect has provided design services for concession stand facilities and for new accessible facilities for both men and women. Many of the concession stands we designed include stainless steel fixtures with masonry walls and counters and include plenty of storage space for park maintenance equipment. We also design dugouts for community park baseball fields.
