DO NOT RECOMMEND - PLEASE READ FOR REVIEW FILLED WITH FACTS, NOT COMPLAINTS



Our family has been living in Ventana at Valvood since February 2014 and so far the administration has shown little respect and care for the residents, their lack of professionalism, communication and their constant making of promises that they can't or wont' keep is overwhelming.



1. UTILITIES ARE INCLUDED BUT YOU DON'T HAVE COMPLETE CONTROL OF TEMPERATURE INSIDE YOUR APARTMENT: One of Ventana at Valvood's selling strategy is to tell you that utilities are included in the rent, but they fail to tell you that half of year the A/C only cools (not switching back) and the other half it only heats. This would be okay if the temperature didn't fluctuate as much as they do in Texas. They also fail to tell you that the A/C unit work as a sharing unit, so during the hottest days of summer you should consider yourself lucky if your able to get the temperature inside down to 80, and the A/C stops working quite a few times a month, so those are days were you can barely stand to be inside your own apartment.



2. UNPROFESSIONAL MAINTENANCE STAFF: One other constant problem is to get a hold of maintenance in a timely manner. We would wait days and sometimes even weeks for maintenance to take care of something as simple a the changing of a light bulb. We would have to call more than once with an update on when would the problem be taken care of.



3. POOR LEASE RULES ENFORCEMENT: Even though there are house and lease rules, management does an incredible poor job at enforcing them. Large dogs are not allowed, and there is a limit of 1 per household, yet that didn't stop our neighbors from having a dog that easily weight over 25 pounds, and not only that, but her 4 puppies stayed at the apartment as well. This neighbors didn't care enough about their illegal pets to take them outside, so their balcony was filled with dog excrement everywhere, and that horrible smell came to our apartment on a regular basis. Besides the pet rules enforcement, management had obvious problems enforcing the balcony, parking and no loitering rules.



4. CIGARRETTE SMOKE AND ODOR: From the moment we moved in we were able to smell the scent of cigarette inside the apartment, but management said that the previous owner was a smoker, and that smell should go away in a few weeks or so. For a few months the smell was there, but it wasn't too bad but for the past 4 months the strong cigarette odor and even smoke have made it almost impossible for us to live there. Our family includes a now 3 year old and a 6 month old boy, and we do everything we can to stay healthy and the least thing we needed was second hand smoke thanks to our neighbors. The cigarette smoke was so strong it gave us constant headaches, and our little ones voice started to get horsed and we didn't want to think about the damage it was causing that we weren't able to see. We told management about our problem, but all they did was make promises they couldn't keep. We put tape all over our vents, we don't turn the heater on, so we don't have heat, and the odor and smoke still comes through.



5. LACK OF COMMUNICATION FROM MANAGEMENT STAFF: Basically if want something done you have to call, email and stop by the office a lot of times for them to listen. The actual manager is barely ever there and the assistant manager makes promises that the actual manager keep overwriting.



OUR LEASE EXPIRES IN A MONTH AND WE CAN'T WAIT TO GET OUT AND NEVER COME BACK. HOPE THIS REVIEW HELPS SOMEONE NOT THE MISTAKE OF MOVING INTO THIS PLACE.
