Overall

I have lived at arbors of water mark for a little over a year now. The only reason I am moving is because my job has relocated me. I truly enjoyed living here, the staff is incredibly friendly and helpful. You also cannot beat the location in Columbus being so close to Ohio State campus and downtown. Anytime I needed something fixed it was done within the Day, sometimes the hour. I would recommend living here to any of my friends or family. I am sad to be leaving!

WORST APARTMENT COMPLEX IN COL...

WORST APARTMENT COMPLEX IN COLUMBUS. I would rather live in the projects than pay the astronomical fees required by this apartment complex in return for such HORRIFIC service and amenities. The fact that they call themselves a luxury apartment complex is a total joke.



If you live here, be prepared to do the job of all of the leasing staff members for them. They are completely incompetent and prone to errors (including losing rent payments, important paperwork, providing misinformation, etc). The management (specifically the manager) is by far the most unprofessional I have ever had the "pleasure" of dealing with. If you live here be prepared for her to not return repeated phone calls and to address you with extreme rudeness and ruthlessness. You will also want to make sure that you keep EVERYTHING they give you a copy of, or request a copy of all transactions involving you and staff members. Get EVERYTHING they tell you in writing and signed. I cannot emphasize the word EVERYTHING enough.



They also force you into paying riduculous, unprecedented fees, including a $25 termination fee of which the sole purpose is to change your name in a field on a computer screen to a new tenant's name. Basically you are paying $25 for a staff member to do the job a five year old or an ape would be able to do.



You will also want to make sure that you have the manager accompany you in your apartment each time you clean. She has the belief that people are not capable of cleaning properly (despite 49+ years of experience doing it), when in actuality she is ignorant of how properties age and how wear and tear on hardware occurs over time. Make sure when you do your final cleaning that you have her and their "cleaning staff" there to assist you with making sure things are up to her standards. You will need acid (according to her) to get things clean, something that she must expect all people have in their cleaning repertoire (also a total joke). Otherwise you will be slammed with ridiculous fees. If she's not available during these times (which I can guarantee 100% that she will not be) then this isn't the place for you; unless of course you are a trust fund baby with money to blow and poor taste.



I lived on a college campus for four years (in multiple properties) which is notorious for poor property upkeep, poor management and garbage. Never during that time did I experience the degree of unprofessionalism and poor management in any of the places my friends, family and I lived, than I have experienced at Arbors of Watermark. Arbors of Watermark is the most unethical, corrupt, and disgusting place I have ever had the misfortune to live at and I am very disappointed that I allowed myself to be duped into leasing through them. For those who are interested, they currently have 349 complaints that have been filed against them with the Better Business Bureau (BBB), 125 of which have been in the past 12 months.



The upkeep and maintenance of the amenities is also a shame. Through the whole 12 months of my lease I felt like it was a health hazard to frequent the pool or gym. At the first I could very likely contract a disease from the incredulous amounts of garbage or from the filthy pool itself, and at the latter one could die from the management's refusal to keep the A/C at a comfortable level (probably just to make an extra dollar).



I would never recommend this place, not even to the basest of human beings. I think it is horrible that this place screws so many people over each year and it should be illegal. The manager and her staff should be ashamed and embarassed to wake up and come to work each day to pull one over on innocent, trusting people. Any positive reviews on here come from staff members themselves trying to make themselves look good despite the multitude of negative reviews. Not one single person I ever talked to about the place was happy and none renewed their lease.
