Kitchen Remodeling
A cutting-edge five-story Enterprise Green certified building, the community consists of 26 market rate units. The condominiums on the upper floor feature three-bedroom flats with spacious master suites and well-appointed kitchens and bathrooms.
Bathroom Remodeling
Each unit retains its historic detailing, distinct characteristics, and period piece legacy mantles. The use of ample light showcases natural wood flooring, luxury vinyl tile and all-white accessories. Kitchens were reconfigured into an open layout, windows restored with new glass panes and storm windows for energy performance. Modernization of kitchens and bathrooms completed the transformation from dilapidated waste into highly functional, efficiently beautiful homes.
Flooring
Reserved for seniors 55+, Grand Palms is a pet-friendly community that offers a mix of one and two-bedroom units. The common space includes a community room, kitchenette, café, third floor balcony, and wellness center. The courtyard features a large patio with heavy timber shade trellis surrounded by beautiful, terraced gardens and a dog run to allow residents to enjoy the Florida scenery year-round. A sculpture solar tree was incorporated along the street frontage in support of the local arts initiative. A ‘West Indies’ interior flare in furniture, fabric and artwork creates a colonial infused Caribbean aesthetic. Bold blue and red accents complement the dark wood-look flooring and other natural materials used.

The 87,000 square foot building consists of 70 assisted living suites including some upscale two bedroom units with dramatic vaulted ceilings, fireplaces and upgraded appliances. The attached memory care community is designed following the Small House model with two 12 bed households. The centerpiece of the commons is a two story bistro rotunda leading out to the patio for residents to enjoy. Amenities include a theater, demonstration cooking area and enclosed, private landscaped courtyards.
Garage Remodeling
Interior design features include granite counters and oversized island kitchens, 9’-4” ceilings and beautiful wood-like flooring. Bathrooms are spa inspired, and each unit has large walk-in closets, laundry area, patio/balconies with storage, and detached garages are available. The apartment homes range from 700 to 1,300 square feet in a variety of floors plans.

New Construction
, established by the Ohio Masonic Home in 2001, is one of three campuses established to empower residents of Ohio to remain healthy, independent and supported. RDL Architects has worked with the Ohio Masonic Home team on their renovations for existing buildings 3, 4 and 5, establishing a design direction that will continue to come alive in the new construction and further renovations.
Sunrooms
Hillcrest Residences offers a quality, all-inclusive, living option with landscaped grounds, spacious floor plans, and modern amenities in one- and two-bedroom apartment homes. The design incorporates a resident lounge, private health screening room for visiting physicians, fitness center, sunroom, garden and rooftop deck.

Landscaping and Fencing

Walkways
The concept rebranded illustrates a destination for all seasons. Placemaking elements reinvigorated the winding walkways adding gathering spaces, firepits, canopies and green space. The existing center rock wall was reimagined to create an exciting new activity area with theatrical lighting that highlights its natural surroundings. The rock wall is a featured attraction and backdrop for hosting year-round events.

Window Installation/Replacement
The key restorative design elements focused on refreshing the exterior facade by repairing and cleaning the existing brick, rebuilding portions of the front porch, repairing and painting existing stucco and trim work, and restoration of exterior doors and windows. The interiors were reconfigured to maximize layout efficiencies and create a more open floor plan. New energy-efficient fixtures, appliances, and sustainable finishes were installed throughout.
Patios
The design involves elements for resident-driven activities, such as happy hour, paint night, exercise, games and intergenerational programs, and amenities including a pub, fitness studio, on-site Chapel, beauty/barber shop, outdoor patios, and community room with kitchen.
Siding
Floor plans include a variety of two- and three-story layouts. Exterior materials include cultured stone, repeating a facing material used on other mid-century single-family homes on Van Aken Boulevard, as well as a variety of fiber cement siding types. Additionally, the units were designed to accommodate rooftop photovoltaic systems, an option implemented by several buyers.
Porches
The plan’s goals are achieved by arranging townhomes to help reestablish a needed street wall. The access drive design incorporates on-street parking, street trees and lighting to reinforce a seamless pedestrian experience. Units on the interior of the block are centered around a greenspace, bringing life to what would have been a forgotten corner of the neighborhood. Careful attention was given to the ground floor of the townhomes through the design of deep front porches, personal planting beds and colorful front doors to create friendly points of interest in the neighborhood.

Painting
Masonry
Two specific design principles were utilized for Olympia Fields— encouragement of façade texture and undulation, and a consistent material palette. Through these design principles, blank walls are discouraged promoting a 360-degree approach to building design and visually pleasing street-facing facades. The basis for the material selection is durability and includes such materials as brick masonry, EIFS, and metal. The material and color palette provides for a neutral but diverse range of finishes and materials. The incorporation of varying architectural design features and styles will allow for individual building identity while creating a cohesive development.
