So many fraudulent reviews here. Just make your way to yelp to get the real story of ICM Properties. They purchased our apartment building and it has been the most unfortunate of events.



The maintenance is terrible. The courtyard is cleaned up maybe once a month, down from every morning. Leaves don't get raked, snow doesn't get removed, and the stairwell never gets vacuumed.



After waiting all day for a snow to be removed, we submitted a complaint and maintenance request saying the walks were unusable. We submitted this around 8:00 in the evening. at 12:30 two people show up with a snowblower to blow the snow. Tenants started shouting at them to shut off it off since they were sleeping and had to get up in the morning. They just kept on going until a lady went down and yelled at them in person. They then continued to shovel loudly. They were just doing their job that they were sent to do, but the management just doesn't think or care about the properties.



Don't willfully move into properties managed by ICM. You will have regret.

The property they have managed for me since the beginning of the year has been surprise and worry free. I have found them to exceed my expectations and take good care of the home in their charge. I hope it stays just as good for years to come. Keep up the work!

I've had an outstanding experience with ICM Properties. They have been overseeing my rental property and have been doing an excellent job. Through their screening system, I have had great tenants and those tenants have given me great feedback about ICM as well. This is the place to call for great property management in Chicago.

Thank you to the maintenance men who went above and beyond for the removal of a hot tub that was found under our bed when we moved in. We really appreciate all their help.

Chris was a great person to send over for my kitchen sink repair. They were timely and efficient and fulfilled the request quickly.

I have to say I did not expect such a fast response to my maintenance request. I submitted it and the next business day got a voice mail that the request would be completed that day. I got home and everything was repaired and they even cleaned up after themselves.
