I feel the need to warn you, that there is a good chance they will keep most of your security deposit without justification. I would strongly suggest you use up your security deposit for you last rents. I did not pay my last month, but they had one more month. I moved out on 6/30 and called the office on 8/15 when there was what I call a ghost check was mailed. Needless to say it never did appear. Debbie informed me she would do a stop payment and reissue a check on 8/31. Surprise that wasn't done and after several more emails, I did receive it with a check, disbursement sheet and copy of ghost check. Not a copy of any of the bills paid, with my money. I had a move in report, clearly stating everything was 20 years old builders quality--carpets and paint. Let me also advise that every rent and water bill was always paid on time. I also took care of a lot of my own problems.
1). Carpets were filthy when I moved in and is noted clearly by myself and inspector. I cleaned them 3 days after moving in. Guess what I got charged to clean them, when they were left 100% better than when I got there. They charged the tenant before me and didn't have them cleaned. And I'm charged again??
2) They tried to over charge me with 2 water bills I paid with my rent check. They charged me for water overage, which I averaged out cost me $16.30 every bill. Yet they held out $27. As an estimated, the bill was there long before she mailed my check?? Where's that extra cash?
3). Received a move out letter for a month earlier.
4). Cleaning woman was sitting right on the sofa when Debbie did a final walk through the day before I left. She said everything was fine, with my cleaning lady to witness. GUESS WHAT I got charged for cleaning?? Again move in report stated the place was dirty.
5). I was on a treed lot and the trees were never trimmed. Broken branches always falling. I have gutters cleaned, but after a storm or high winds there was a bunch of twigs and sticks back.
In living there getting stuff done was also a hassle, just to name a few.
1). Gas fireplace, looked great especially since we located from Hawaii. I moved in in June, so in October I found out it wasn't working and they knew about it and didn't fix it. They had no plans on fixing it, but at lease renewal that was a must.
2). I had mold in my garage growing for 2 years in my garage and the ceiling started leaking. Wasn't ever fixed when I was there. I had health issues due to the mold and the heater intake in the garage with the mold. Who would have guessed?
3). Moved in missing 4 screens, kept hearing the owner was working on it. That was almost 1/2 the windows, remember I moved in in June. Ended up getting my own and left them!! I regret that, but do believe in karma.
4). Lived without a dry, incompetent companies. They showed up every week needing something else and then 4 weeks later now he walks off the job. Then I had to wait for owner to okay a new one.
I could go on and on. Even with a witness at move out, Debbie makes up things after. Be careful and make sure you cover your bases with this company. I've tried to resolve our differences with the BBB of Greater Maryland Md., here's a link to that report.

In an effort to rebuild trust, BBB® offers two options for more formal dispute resolution - Mediation and Binding Arbitration.
Hileman Real a Estate clients beware. They also have realtors, I would suggest with their Broker so unethical go elsewhere. If that's their leader, got to wonder!
