This place SUCKS.I am a HR professional signed lease on 4/1/15.BOYYYY do I regret it.The owners lurk in the HALLWAYS constantly especially during the first of the MONTH.JUST ASK TO SEE THE GYM AND SIT ON ONE PIECE OF EQUIPMENT U WILL VERIFY EVERYTHING said in this review the Owners are terrible.An now the fear of LUMBER LIQUIDATOR recalled cancerous flooring intaled here.I dont know what to do now.I slept at my sisers the last week and a halph because of the fumes coming off the flooring.STAY AWAY TRUST ME.anniegreen@yahoo.com.I can send pis and give you more info.Thank you

Landbank Lofts

My boyfriend lives here and even though I drive I love that everything is in walking distance. I really like the luxurious feeling you get when entering the building from both entrances. Actually I think that the best thing about Landbank Lofts are the marble bathrooms with great showers (water pressure) and after that would be the excellent view of the Baltimore City skyline from the two story windows in his loft

My lease ended recently and I'm heading out, but I've had a good experience.



I lived in one of the loft apartments on the top floor and it was great. I cannot comment on apartment repairs since I never had any. I loved that the apartment had a ton of natural light and a nice view of Baltimore. It's quiet and I felt safe in the area. Safeway is across the street so it's super convenient to grab food (there's a Starbucks in the Safeway). I never had any issues with the people working in the management office.



I do wish that I had a washer/dryer in the apartment.

I'm giving this place a one star rating because they advertise with the slogans "Modern Luxury" and "Exceeding Expectations" on their website and, judged by these standards, they are abject failures.



The turnover rate among staff in the leasing office is terrible; within one month of my living in the building, I saw sales and service staff alike terminated. This is problematic because it means routine maintenance around the building and apartments gets missed, and residents are continuously being told different things concerning matters of policy from different individuals.



Appliances are unimpressive, and when they break down because they are unreliable (hardly what one would expect in an apartment building that boasts of "modern luxury,") you will be charged for their repair - if maintenance ever gets to you.



I moved into my apartment and noticed that although the walls had been painted, they had not been spackled properly beforehand, so there were holes in the wall from where the previous tenant had nailed wall hangings. The base boards were not painted, either, so the fresh coat of paint on the walls clashed with the dirty paint near the floor.



The windows were also only partially painted - from standing height, they looked okay, but upon closer inspection you could see where they hadn't been painted along the tops of the bottom windows. Some windows open, and others don't.



The floors are cheap, as are the cabinets. The floors are hardwood laminate, and the laminate cracks and peels easily. The cabinet doors are either screwed too tightly or too loosely: some snap shut and others sort of bobble in their hinges.



The laundry room is mediocre. One of the dryers has been out of order for a couple months now, and it's hit or miss on whether the others will completely dry your laundry in one cycle, even on the highest setting. The machines are not adequately maintained, and anyone who has owned a good washer and dryer and has cared for them will notice the difference when you try to wash clothes using Landbank's facilities. (Seriously, if you do move into the building, don't do your laundry in the basement - and if you do, don't wash good linens!!)



The water in the apartments is not hot enough. It's warm, to be sure, but it doesn't get hot. How can a luxury apartment not have hot water???



The proliferation of fines and fees is something you'll notice when you move in. One of the lease clauses says that "the landlord reserves the right to change and/or amend these rules and regulations at any time without notice," AND BOY DO THEY!!



Security is a problem in and around the building. I've seen tenants let people into the building who were waiting outside the gates - individuals who could have been delivery people or guests of tenants, but who were never asked to identify themselves. Since the apartments do not have deadbolts, and since there is no full time security before the evening hours, unidentified people coming into the building constitutes a real security risk.



The building is also located in Lower Charles Village, sometimes referred to as "Old Goucher," which apparently is home to something like fourteen methadone clinics. So, although the building is comparatively "dog friendly," good luck trying to walk your dog without worrying about whether you're safe.
