Pel Park Realty took 147 days from notification to fix a drainage leak in my kitchen ceiling. I texted, called, sent pictures, even used their website to send in a maintenance request.

I watched it go from drops of water to a daily torrent. The water eventually broke down the plaster and allowed cockroaches to come in through the wall.

I was told that they were "sorry" and "repairs will be made"

In the end I had to have a city inspector come in and issue a violation.

There were 4 violations in total
1 class A (Non-Hazardous) violation - Visible Mold
1 class B (Hazardous) violation - Water Leak
2 class C (Immediately Hazardous) violations
- Broken ceiling & wall
-Cockroach infestation

The very day they received the violation, someone was sent out to fix it. It took them less than a day to stop the leak. Another day to renovate my kitchen.

I have no doubt it was the threat of hefty civil penalties and the possibility of litigation that motivated them.

This was, by far, the worst housing experience of my life.
I'm going to leave the city and move to some suburb in Connecticut.
