I currently live in Creekwood in Burton, I have lived in the community since 2015. I have had zero issues until we recently got a new manger who acts like her shit doesn't stink, She is very disrespectful, speaks down on you like your an idiot, oh and lets not mention Sun Communities thinks its okay for the Manager who is representing them wear sweats and a hoodie to work!!! Who is managing this company. Then I get charges on my account for not signing a renewed lease with the old manager. when questioning as I was being charged before the expiration of the lease 8/17/2019. She said I had to provide proof. It is not your residents job to keep track of paperwork as your office is clearly not capable of doing. You call the corporate office to make a complaint and can't get anyone on the phone, we raise lot rent as well as water taxes. You guys give nothing to your loyal residents yet we can RENOVATE THE CLUB HOUSE 3 YEARS IN A ROW, NEW LANDSCAPING !!! WARNING DON'T GET CAUGHT IN THIS MESS AND IF YOU CAN GET OUT DO SO ASAP!

I have lived in Northville Crossing since 8/30/13 and paid my lot rent without fail. I have not signed a lease since 2014. Why I really don't know i just paid the extra. Now they are evicting me. Why you ask? I don't know and that's the truth. If you go on the community website you can see my house getting compliments not complaints. So is that really the reason. Here is what I do know. Their lawyer said they don't need a reason to evict me because I never resigned a lease . They want me gone and want my house. He said take their offer of 30,000.00. Sounds good right? Problem is I owe 49,000.00 and that won't be enough to pay off my loan. I also have a son still in school who cried because he doesn't want to move and is afraid we will be living on the streets. That's not me being dramatic either. That's the truth. I have no way to get another home and can't move by June. I have no down payment because I cant sell my house to get one. They said i have to leave. It's either I sell to them or they will tow my home to the impound yard. Yes they actually said that. Now my belief is they just are doing this because they can and can make money doing it. I put my theory to the test and what I found out is that this is what this company does. I dont fault Northville park manager I blame Sun Homes. So please it may be too late for me and I will lose my home but I encourage all who read this. Due your research. Beware! You could be in the streets like me. I will fight till my last breath to bring this company actions to the forefront. I want people to at least know what happened to me and what they do. I am not trying to tell you to make one decision or another I am only making you more informed. I recommend a real estate attorney to look over any documents that this company gives you to sign. I am scared of what is going to happen to me and my family. I dont want this to happen to yours.

Water Oak residents angry about stalled work at clubhouse, restaurant

An angry group from Water Oak showed up Monday night at the Lady Lake Commission to complain about stalled work that has closed their restaurant and clubhouse.
Residents of Water Oak, a 55-plus community of manufactured homes, are unhappy about renovations to the club house, swimming pool and restaurant that have dragged on and on over the past six months.
Residents said they believed the work was supposed to take 90 days.
Water Oak residents said they have gotten nowhere trying to talk to local management or Sun Communities of Michigan which owns Water Oak.
Water Oak residents said they have been kept in the dark about the status of the projects.
Lady Lake officials said the contractor, who should have been properly managing the permit process, has not been compliant.
Town officials confirmed that work has been done without proper permits, but Lady Lake personnel put a stop to that work.
Thad Carroll of the town’s Growth Management Department said the town has been trying to bring the project into compliance.
“We’ve got their attention,” Carroll told the Water Oak residents.
Town Manager Kris Kollgaard said the town has “bent over backwards” trying to work with Water Oak and the contractor.
“The problem is between the contractor and Water Oak,” Kollgaard said.

I moved into PIne Ridge 5 yrs ago this past December. During very heavy rains, the yards in the park, including mine, flood. I have talked to everyone about this for months, taken pictures, etc. They say that the money is approved to get the problem fixed...that was last year and nothing has been done yet. I was told after my husband left me that a new lease would have to be done and low and behold, 6 months later, still no lease to sign and being charged ten extra dollars a month because of it.....Manager told me about a month or so ago don't worry about the 15 dollars that you owe....now today get pay or quit notice in mail telling me I owe 15 plus rent (already paid) and late fee of 50.......so done!

I am a resident of Oak Island Village in East Lansing, Mi. . while our lot rent continues to go up the quality goes down. Since new management approximately a year ago, things are falling apart. Rules are not being enforced, we have been without a maintenance man for 6-8 months. Street lamps are laying broken in front yards through out the park. Homes are not being properly maintained. My daughter made an appointment to view a home for sale and had to go to the managers house to get him because he forgot.
Streets are not being plowed making it near impossible to get out during heavy snowfalls. My husband and I have lived here 3 1/2 years and have been extremely happy until this past year. We are seriously considering moving before it gets worse. POOR MANAGEMENT!! Please someone come and do a drive through and you will understand. What is our lot rent going for!? NOTHING!

Liars, cheaters, and thieves. The manager at Presidential Estates (Phil) IS incompetent, but I almost feel this is an understatement or maybe even just plain wrong. The more I deal with him and the rest of their corporate staff, I think maybe it's not incompetence, but them just taking advantage of good people. They misrepresent what they offer and lie about rent prices only to jack them up to beyond affordable. I moved in here to get back on my feet after a rough couple years and haven't had much peace since. You're constantly bullied in various ways and promised things they never follow through on. I know of at least 3 people they have taken to court after saying they would work with them. They just turned around and took them to court anyway. To them this is just a business and they don't care about you or your family. If you have to move in here, hire a lawyer to be there with you through the process. Might save you from hiring a lawyer after the fact like me!! Nice facility with nice amenities. Lots of great people live here too. Management is horrible though all the way up the ladder. They're always rude they never take care of the problem when you make a complaint they minimize everything and they live with no regard 2 integrity they never return phone calls or emails or certified letters their website says they will respond in 2 days it's been 4 months Dave not fix the problem now they're crooked office staff is threatening to take me to court who just runs a business like this they suck

Horrible establishment to live under!!! Sneaky company that nickel's and dimes their communities. Miss management of lot rents, utility boxes throughout park are half out of ground, but able to raise lot rent, late fees, service charges to install new landscaping (that died 2xs), redo offices, pay for company trucks. Got rid of original water company to take over themselves, and technically is not considered lot rent, but if not pd with rent you are able to be charged a $55 late fee. Office personal is rude and unprofessional. Google Sun Communities to see other law suit they have been involved in and ratings

On my second shed within this community and manager says it's my problem unless I know who's doing it.. they have destroyed the doors and put holes in it and nothing.. was promised a new one but was given a rusted old one. Manager and employees never leave the office to deal with anything.. broken glass in parking lot is responsibility of homeowners. Pay all this money for what. It's not safe they have even tried to burn my shed down. I would never recommend anyone to live here..

I live in an Arizona community. They keep the park up well and our facilities people do a good job of maintaining the grounds. My biggest complaint is the lot rent going up every year, and getting no reciprocation in like. Many residents have walked away from their homes because they can no longer afford the rent. Management is rude and not friendly at all. I'm stuck here, because I am upside down on my mortgage.

Nasty, nasty with paperwork on your purchase. Closed on a home and 5 weeks later do not have my titles (2 titles for double wide) nor has the title application been filed with the state -and state of FL says they must process within 30 days. No phone numbers, big run around with snickfish.

I lived in a sun jome rental. Iv had to move out adter 3.5 years. Do to th not wanting to fix many health code violation. Iv habe told many office personal anout said problems. Not to get any thing fix. Iv havey mail stolen and gas as well. Please think twice about moving into a sunhomes rental or home get health department to check it out 1st. This is there property in Valparaiso Indiana

If I could put a zero I would. Gulfstream Harbor in Florida. Stay away. My home of almost 29 years is sinking because of drainage issues.i have posted video after video of my flooded driveway. Every time it rains. And this is Florida. They just bought this neighborhood. Off South Goldenrod Rd. STAY AWAY. We are a sink hole ready to happen. They WILL NOT call you back.They DON'T CARE. Almost 29 yrs. Alot of management companies. THEY ARE THE WORST.

Meadow Lake is an absolute joke. I would never recommend them to anyone looking for a home. We lived with a broken sliding glass door and 2 leaking sky lights that they "fixed". The rates continue to go up. The quality goes down. Living in that community has been a nightmare! Buyer/renter beware!

THEY SUCKKKK... Can not wait to MOVE! Never again guarantee that! They show no empathy towards there tenants. They never fix ANYTHING unless its a maintenance emergency, even then they beat around the bush about it. But if the problem gets worse in worse , i bet they will take it out of your security deposit. There is no negotiating with these people, all they care about is money. They are rude!

This place and oak island of esay Lansing will discriminate you Because of something that happen to you a long time ago and it's on your background.. don't waste your time with place that try deals with sun

I regret ever moving here. They are the worst AND the highest priced. Can't wait to move. Their community isn't even worth the price they want!!!!!

0 stars. Relocating to another state, I looked at their property. I have bad credit and a foreclosure, I jumped through all the hoops they wanted me to and at the end they made moving there impossible. They wanted two pay stubs from the job I was moving to the state for. Duh. I obviously didn't start work there yet. And how do I start work before I have a place to live? So glad I did not give them any money. Save your money. There are nicer places out there for the same amount of money or less. DON'T MOVE TO ANY OF THEIR PROPERTIES!

Absolutely the worst place to live over priced unprofessional management harassment form management . I wouldn't make this place a shelter for animals ! cant wait until our lease is up

cruel, heartless managers could care less about the children getting hurt etc.
