Restraining Order
If any threats are made, even if they are veiled threats, make a police report. Keep a journal of each incident or interaction with your landlord. Each time there is an incident make a police report and send a letter to your landlord or the management company. Making a paper trail is really important, especially for future litigation should your landlord attempt to evict you or should you sue your landlord. If the harassment becomes so severe that it dramatically interferes with your quiet use and enjoyment of your home, then consider filing for a restraining order, which is an injunction to stop the landlords harassing conduct.

Sexual Harassment
If you believe you have been discriminated against, contact us immediately, especially considering that discrimination law is very complicated and in addition there is a one year statute of limitations under the Unruh Civil Rights Act and a two year statute of limitations under FEHA.

Personal Injury
Most personal injury cases involve negligence claims against the landlord and their agents. In many cases in which there is a violation of a law (e.g. fire codes in a fire case), the claim could be for negligence per se and the burden of proof is much easier to meet.

Foreclosure
Since 2008, there have been a tremendous number of foreclosures and a large percentage of such foreclosures were done upon residential rental properties. A residential rental property is much more valuable to a bank or lender if the property is vacant because a new owner can then charge a high, market rent, therefore lenders will do everything in their power to clear a foreclosed property of the tenants. Many lenders will file meritless eviction actions in court which they dismiss if the tenant files the proper Answer (a tenant admits or denies each part of suit and raises any affirmative defenses) to the Complaint (the lawsuit). It is important for any tenant who fears being evicted or faces eviction to immediately seek legal advice.
