People don't know the difference between property management and landlords. The landlords have the prop. management collect rent and keeping up a property so it isn't trashed. My experience with both is that it's the landlords that are the worst. I have never received my deposits,even when I've had them cleaner than when I moved in. Davidson Realty doesn't do hard credit checks like a landlord d does. They had empathy and told me everyone has been there with bad credit. They don't focus on that. They were by far better than any landlord and I've had several. The people trashing them probably weren't keeping the place clean and complained about every little thing. One of them were on call for you every weekend. I suggest the people who trashed them to get educated.

I hired Davidson Realty to cover myself because I am not familiar with laws and debt collecting. One of the first things I was asked to do was to have the H2O bill sent to them. I asked for a copy of the lease the tenants signed. After several requests I finally received them. In the lease it specified that the tenant was responsible for all utilities including water. Well Davidson was taking the water bills out of MY checks so I was paying the water bills. I sent them a spreadsheet with a total of what was taken out of all my checks and was due back to me. They told me they are not responsible for collecting debt from the tenant. So they're responsible for taking it out of my reimbursement check and paying it, but not collecting it from the tenants? Why would I hire them then? When I moved back in to the house I had to pay 130 so they wouldn't shut my H2O off. They also wouldn't give me any info on where the tenants are so I could collect it. Don't hire them. They don't work for you.
