Bropfs Cave Springs Boat RV

Great location, but there are no cameras at the lot to make it more secure. In the short season we parked our camper there, we had 2 propane tanks stolen and a battery.

Don't bother storing anything here. The gates do not work. The cameras do not work. If something is stolen it is your problem. Might as well leave your stuff in a public parking lot.

Rent a spot months before I had an Rv since spot I was given to look at was nicely graveled, close to the office, no trees, backed to other RV lot and location was well lit at night. Months later I received letter monthly rate was going from $38.95 to over $60 a month, but I could pay annual to keep rate. Since security was an issue and location is close to my home where I could walk to lot, I paid annual amount and was a given receipt saying my spot number was paid through March 2016. Now Brophf's ( Betty and Bob) are telling me I have to move to the back of the lot that is not equal spot paid for. It backs to trees and weeds overgrown with junk behind fence, poorly lit or they are threatening to tow RV. Despite them knowing I am a female who goes to the lot late at night due to travel and spot was paid for because of location. They have already rented out my spot to a trucking company that they are charging more too. Brophf's gave me no notice and my 40 ft RV is not easy to just find a place. I will be hiring an attorney! Very dishonest business. Betty tried to it is a month to month lease. Well then they should have asked for annual to secure rate and given me a receipt listing exact spot.Beware! This is a very dishonest business that is also known as Brophf's Mobile Home Sales.

Someone stole my boat out of their locked gate and they could care less. No insurance on things in their lot so your if something happens its your fault. Your better off finding a spot anywhere else.

in theory the place is nice. Good location. Ample cameras etc.

But a few times during the day I went up and the gate was left open. I figured maybe during business hours they leave it open and close it when they leave. Even though that though annoyed me, i ignored it. Well I went up on a Saturday night at 8:00 and the gate was open. I was not comfortable with that so I went to the office and no one was there! I called and left a message stating I would not leave my camper in the storage spot because I felt it was unsafe and for them to call me back with the "open gate hours" (if there were any) or with a reason it was open. I still havent heard from them and just had to leave another message.



This is not the first time I have had trouble getting a hold of Betty.



It is unfortunate that all this is happening a few weeks after a rate increase. I do not foresee us staying here much longer.
