Overall

Maggard has been a highly disappointing management company. We have had the following poor experiences with them:

1) Pests. We had two aggressive ant colonies upon move-in, and Maggard refused to do anything even after two phone calls and several emails. When we were house-hunting, every other property manager said that they would take care of pests for the first week or two, but Maggard made us expend our own resources for a pre-existing problem.

2) Oven racks. When we moved in, the oven racks were missing, rendering the oven temporarily inoperable. We noted this on the move-in sheet, but Maggard did nothing. It took several months and speaking to the owner for us to eventually locate the racks.

3) Dogs. When the property was listed on Trulia, the listing said it allowing pets. When we went to our showing, the agent confirmed that dogs were okay. Before I signed the lease, I called and once again to confirm what the pet policy was. Three months later, we actually go to get a dog and are told, "sorry, no pets allowed." It took a call to the owner (again) to get the situation straightened out.

4) Exorbitant fees. Every time we call for maintenance, they just pass the cost off to the owner. There was an old swing set in the backyard that we wanted removed. They came, moved it 10 feet TO THE TRASH (the owner wanted it donated somewhere) and charged $120.

5) Generic leases. Maggard manages about 200 properties, and it appears that they use the same generic lease for each. For instance, one of the clauses stated that they would provide trash and recycling bins for the property. When I asked about that, they said no, that property didn't actually come with trash bins and that clause in the lease only applied to some of the properties. However, they didn't alter the lease in any way and still had me sign it as-is. Conversely, when the generic language of the lease suits them (e.g., see the above pet clause), they're move than happy to enforce it.

Maggard Property Management (MPM) is one of the best the property management companies in Lexington. I've rented with MPM, for over 5 years, and never had an issue. When I had to quickly move out of state, Josh and MPM, were kind enough to sublease my townhome. Reviewing the previous post, not sure how any issue with moving in/out could have happened, as everything is outlined in the lease agreement. On a personal level, it’s completely unacceptable and unnecessary to attack someone’s character, which you do not know. Any issues with the lease agreement could have been resolved in the MPM office, which is stated in the lease agreement. Josh has been fantastic through the process, and I would recommend MPM to anyone.

Poor communication

Contacted this company to list and manage a property for me. They never followed up on any telephone calls or emails. One month after I contacted them absolutely nothing had been accomplished.

I have not encountered a more dishonest group of opportunists. A complete lack of integrity. Willing to exploit every opportunity to take your money.
