Reserve at Royal Oaks Hoa

I would not recommend this place to anyone! After living here, I have learned my lesson to not rent from a community without a centralized property manager. All these units are managed by several different landlords. There is not 1 positive of living in these condos. They are put together very poorly, leaks throughout all the units, and infested with bugs/spiders/you name it. If you search for these condos, you will find the majority of them in foreclosure and going for 40k. The average rent of these units rent for $1000 on average. Which is a huge mark up considering what the mortgage plus HOA fees are. You are doubling the profits of the landlords to live in a trashy complex with no upkeep. Do not let the outside curb appeal win you over. You will regret living here within your first week of moving in.

Where shall I start? The buildings were built with the lowest effort possible. We can hear our neighbors walking up their stairs, and walking in and out of the squeaky bath tubs. The HOA does not take care of the landscaping. Drive through and you will see that everyone has different color mulch because they had to put it down themselves if they want their yard to look decent. There are weeds everywhere. Dog poop all over the streets and yards. The lights around the pond are broken and glass was every where until we complained to the city. Ron Rose, the "business manager" does not return calls or care to hear anyone's problems. Monthly dues are ridiculous! We have yet to figure out where all the money goes. We receive a gas bill, which averages $130 a month, an electric bill that averages $180 a month, a trash and sewer bill that is $40 a month, and a water bill that is $45. The insulation is horrible. You can feel the breeze through the window when the wind blows and it is cold. They look nice on the outside and are spacious, but please beware. We would hate for anyone else to go through the trouble we have gone through. Waste of money!

What will it take for the HOH to not allow people to park any where they want. So many people who live here can not figure out how to park in the parking lots that are provided. These cars are everywhere in fire lanes, grass, and on curbs. What the , can anyone really take care of issues here? Oh maybe I should call the fire dept and see what they think!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

I hate living here! THe HOH will not take care of anything they let people park anywhere, in firelanes, onthe grass, and on my property. The grass is overgrown and the lights are off again he could care less about my safety. Do not move here!

This is not a place you want to live. Do not rent from any of these people they do not take care of anything! If you want to check it out for your self drive down any street and look at how the grass is never cut on time, or how no one takes care of their properties. Endevor Property Managers are dishonest. Stay away or look for the property you are renting to be sold at a sherriff sale. DO NOT TRUST ANYONE
