My wife and I moved to Lyn Terrace 9 months ago. These single level garden-type apartments have been a welcome change from the 55 and older mobile home park from which we moved. The rents here are affordable with a fair charge for pets. Units are air conditioned as well as humidity controlled. We live in a 2 bedroom unit and our electric has averaged $106.50 per month. (my wife enjoys the washer and dryer) Here we meet a variety of neighbors to pick and choose from and, I suppose, we are picked or not chosen as well ! But seeing young people on their own for the first time, or families with young kids, or some residents off to work each day leaving behind some of us who are retired with only our pets make for a pretty nice neighborhood. Downsizing to an apartment community, for us, requires are certain kind of energy and skill. But learning the tried and tested guidelines has made it an enjoyable adjustment. Some neighbors, for one reason or another, find it a difficult way of life. But these are the same folks who because of a personal situation are here by necessity and not in an environment more to their taste--and are thus somewhat disgruntled. My wife enjoys flowers and our efforts to beautify our garden and lanai has been favorably accepted by the management. This community offers incentives for growing flowers in a personal garden and the common areas and gardens are exceptionally maintained by George and Charlotte, the on-sight managers, and their team. Management leads by example and even the reluctant few see the benefits of doing their fair share to keep our little neighborhood a nice place to live. Any maintenance problems I have seen and a few that we have experienced in our apartment have been quickly remedied. If you are looking for Shangri-La then keep on driving, but if you want a comfortable, quiet way of life you might be happy here.

My wife and I rented here for almost 8 months, and we ended up having to leave before the end of the lease. Mold is a major problem there, since these units are just modular boxes bolted down on top of concrete foundations that hold water and do not drain. Our son has asthma and slight systic fibrosis, and he had numerous boughts where we had to give him breathing treatments- which disappeared after we moved to another place.If you do not like mobile homes, you will despise Lyn Terrace's modular design. When you walk through the rooms, everything within the room shakes. Each room has its own motel-style air conditioner, which results in astronomical utility costs. There are not enough electrical outlets; the wood veneer is just that- veneer (if you scotch tape something to it, the veneer comes off with the tape); our unit had a shower that would get no warmer than lukewarm; the other bathroom had fixtures that were loose; the sinks are plastic and easily damaged with a hot iron or curler; and the wallpaper was peeling from moisture. We were the first to occupy our unit, BTW. Also, the 'private patio' isn't really very private, and has wood overhead but nothing to shield you from the sun or rain- and you cannot add to it. While they claim that the unit is rated to withstand winds in excess of 100 MPH, I wouldn't be caught there in anything over 50- it would be worse than a mobile home, I think. BUT- if you like the pitter-patter of rain on the roof, you may like this place, since you hear it ALL!



I also recommend that, should you elect to rent here, you are advised to document EVERYTHING in writing and with photographic evidence.



In my 53 years, I have never lived in a more unsatisfactory place than this.
